Job summary

Velociti Services is seeking an experienced Building Engineer in Teaneck, NJ to perform preventive and corrective maintenance on commercial real estate systems including HVAC, electrical, plumbing, and life-safety equipment. The role requires a minimum of 5 years in operations maintenance or building engineering, EPA certification, a valid driver's license, and the ability to work under pressure.

Qualifications

• Minimum 5 years' experience in operations maintenance or similar building engineering roles.
• EPA Certification.
• High school diploma or vocational or trade school.
• Experience working on HVAC systems.
• Strong knowledge of work order control procedures.
• Ability to work at heights using ladders or similar tools.
• Basic computer proficiency (Word, Outlook, Smartphone).
• Must possess valid driver's license.
• Must be able to work under pressure and time deadlines.
• Work independently and as part of a team, requiring strong communication and interpersonal skills.

Responsibilities

• Drive facility optimization for clients and staff in safe operating condition.
• Regularly inspect and conduct preventive tests to ensure proper working condition.
• Troubleshoot, diagnose, and repair or replace failed equipment and components.
• Coordinate with vendors and third parties for complex repairs or warranty services.
• Conduct various locksmith tasks and/or management of key security.
• Participate in and/or lead special projects to improve building operations and efficiencies.
• HVAC troubleshooting and preventative maintenance.
• Electrical work including re-lamping, ballast replacement and breaker reset.
• Plumbing fixture repairs, drain maintenance, and restroom preventative maintenance.
• Maintenance of elevators, fire life safety devices, and UPSs.
• Access door and overhead door repair/adjustment.
• Obtain and compare estimates for work to be performed by outside vendors.
• Ensure customer complaints are handled professionally and timely.

Job Description

An Engineer at Velociti Services performs preventive and corrective maintenance on commercial real estate building machinery and large building systems such as mechanical, electrical, plumbing, lighting, HVAC, Chilled Water Systems, Air Handlers, Boilers, Air Handler Units, and other building systems in order to ensure optimal conditions.

Responsibilities

• Drive optimization of facility for clients, customers, and staff in a safe operating condition; conduct preventative and reactive maintenance; and resolve immediate operational and building safety concerns.
• Regularly inspect and conduct preventive tests to ensure proper working condition of all the building's equipment and overall operational infrastructure.
• Troubleshoot, diagnose, and repair or replace failed equipment and/or non-functioning components, belts, filters, etc.
• Coordinate efforts with vendors and/or third parties for the most complex repairs or for services under warranty and inspect completed repairs to ensure proper operation.
• Conduct various locksmith tasks and/or the management of key security.
• Participate in and/or may lead special projects related to the improvement of building operations and efficiencies.
• HVAC troubleshooting and preventative maintenance

• Perform Inspection and Maintenance of café/kitchen equipment

• Must be able to work under pressure and time deadlines during peak periods.
