Qualifications

  • OSHA safety training preferred.
  • Asbestos awareness or related training may be required.

Responsibilities

  • Supervises, trains, and develops assigned personnel, including on-the-job training and performance management.
  • Assist in budget development, forecasting, and operational planning for assigned trades.
  • Develop and enforce SOPs to improve efficiency, safety, and service delivery.
  • Review and prioritize work orders and PM tasks; assign staff and escalate when needed.
  • Ensure availability of tools, materials, and equipment; coordinate procurement.
  • Prepare time, labor, and material estimates for maintenance and capital projects; work with outside contractors when needed.
  • Prepare operational reports, maintenance logs, and performance analyses.
  • Inspect work areas for safety standards, OSHA regulations, and policies.
  • Inspect completed work for codes, standards, and quality expectations.
  • Diagnose and resolve complex maintenance issues; perform or direct repairs.
  • Ensure safe operation of tools and machinery; direct repairs with diagnostic instruments.

Job Description
Responsibilities
  • Supervises, trains, and develops assigned personnel, including on-the-job training, task direction, and participation in performance management activities.
  • Assists in budget development, forecasting, and operational planning for assigned trade areas.
  • Develops, recommends, and enforces standard operating procedures (SOPs) to improve operational efficiency, safety, and service delivery.
  • Reviews and prioritizes work orders and PM tasks, assigns staff accordingly, and identifies work requiring escalation or alternative resolution methods.
  • Ensures availability of tools, materials, and equipment, including initiating procurement documentation and coordinating supply needs for operational continuity.
  • Prepares time, labor, and material estimates for maintenance and capital-related projects; develops specifications for work performed by outside contractors when applicable.
  • Prepares operational reports, maintenance logs, and performance analyses, including work order status, PM compliance, and workload metrics.
  • Inspects work areas to ensure compliance with safety standards, OSHA regulations, and institutional policies.
  • Inspects completed work for adherence to trade standards, codes, specifications, and quality expectations.
  • Diagnoses and resolves complex maintenance issues and performs or direct corrective repairs and troubleshooting.
  • Ensures operational readiness and safe use of tools, equipment, and machinery, including directing repairs using appropriate diagnostic and testing instruments.
Minimum Qualifications
  • High School Diploma or GED required.
  • Two (2) years of college coursework preferred.
  • Minimum eight (8) years of progressively responsible experience in assigned trade(s), including at least five (5) years in a lead or supervisory capacity.
  • Valid driver’s license (Maryland Class C or equivalent).
  • EPA or environmental certifications may be required depending on assignment (e.g., CFC handling).
  • Asbestos awareness or related training may be required.
  • OSHA safety training preferred.
Required Knowledge, Skills & Abilities
  • Must possess a valid Maryland State Board Master Electrician License.
  • Maryland State Master Electrician License required for supervisory-level positions involving oversight of electrical operations, code compliance, and multi-crew coordination.
  • Additional trade-related certifications (as applicable to assignment area) may be required.
Conditions of Employment
  • Candidates selected for employment may be subject to medical inquiries and/or medical examinations to determine ability to perform the job.
  • Valid Maryland Non-commercial Class C or equivalent driver's license may be required.
  • Possession of Maryland State certification as a licensed maintenance electrician is required within two years of employment date.
  • Employees in this job class may be required to be trained to work with asbestos.
  • Candidates for employment must be available for emergencies on an as needed basis.
