Job summary

Lighting Maintenance Inc. (LMI) is seeking an experienced Electrical Construction Project Manager / Estimator to estimate and manage commercial and specialty lighting projects throughout Maryland, Washington, D.C., and Virginia.

Typical projects range from $25,000 to $500,000, with most work completed directly by LMI. The successful candidate will review plans, conduct site visits, prepare proposals, and manage project profitability from estimate to closeout.

Qualifications

• Five+ years in electrical construction estimating or project management roles.
• Strong knowledge of commercial electrical systems and lighting.
• Ability to estimate plan-and-spec or field-surveyed projects.
• Understanding of labor production, crew composition, material costs, and jobsite conditions.
• Experience managing multiple projects at different stages.

Responsibilities

• Review plans, specs, scopes of work, and customer requirements.
• Conduct site visits and develop complete project scopes.
• Perform accurate labor, material, equipment, subcontractor, and production-cost estimates.
• Obtain vendor and subcontractor pricing when necessary.
• Prepare clear, detailed proposals with exclusions, qualifications, and alternates.
• Identify scope gaps, risks, and required changes before pricing.
• Submit competitive bids while preserving required margins.
• Coordinate field crews, materials, permits, and inspections.
• Track labor, material, equipment, change orders, billing, and profitability.
• Visit active projects and address issues to protect schedule and margin.
