Project Manager

Project Manager Greenspace Construction Services is seeking an experienced and organized Project Manager to lead assigned construction projects in the Northeast Ohio area. The Project Manager will be responsible for the overall planning, coordination, financial management, documentation, and execution of educational and institutional construction projects. This position will work closely with onsite superintendents, project engineers, subcontractors, owners, design professionals, and company leadership to ensure projects are completed safely, on schedule, within budget, and in accordance with the contract documents.

Job Description:

  • Provide overall management and direction for assigned construction projects from preconstruction through closeout
  • Lead, support, and coordinate the project team, including onsite superintendents and project engineers
  • Review drawings, specifications, contracts, schedules, and other project documents to understand and communicate project requirements
  • Develop, maintain, and update the project schedule in coordination with the Schedule Consultant, Superintendent, and subcontractors
  • Monitor project progress, identify potential delays or risks, and implement corrective action when necessary
  • Manage owner, architect, consultant, subcontractor, and supplier communications
  • Conduct and participate in owner, subcontractor, progress, and internal project meetings
  • Oversee the preparation of and maintenance of accurate meeting minutes, action-item lists, project reports, and correspondence
  • Oversee the management of submittals, RFIs, requests for pricing, change orders, field directives, and other project documentation
  • Review subcontractor scopes of work and assist with subcontractor procurement, negotiations, and contract administration
  • Process and review subcontractor pay applications and support preparation of owner payment applications
  • Monitor project costs, commitments, contingency expenditures, change items, and overall budget performance
  • Provide timely updates to company leadership regarding project status, risks, financial performance, and decisions needed

Qualifications/Skills:

  • Bachelor's degree in construction management, Engineering, Architecture, or a related field preferred
  • Equivalent technical training and relevant construction experience will be considered
  • Demonstrated experience managing educational and/or institutional construction projects
  • Strong knowledge of construction means and methods, scheduling, cost control, contract administration, and project documentation
  • Ability to read and interpret drawings, specifications, contracts, schedules, and other construction documents
  • Strong understanding of project financial management, including budgets, commitments, change orders, pay applications, and cost forecasting
  • Experience using construction project management software, preferably Procore, or willingness to learn
  • Proficiency in Microsoft Outlook, Word, and Excel
  • Strong leadership, communication, organization, negotiation, and problem-solving skills
  • Ability to manage multiple priorities, meet deadlines, and follow through on open items
  • Ability to communicate effectively with owners, design professionals, subcontractors, field personnel, and company leadership
  • Detail-oriented with a strong commitment to documentation, accountability, and project follow-up
Onsite Superintendent

Onsite Superintendent Greenspace Construction Services is seeking an experienced and dependable Onsite Superintendent to provide daily field leadership and oversight for assigned construction projects in the Northeast Ohio area. The Superintendent will be responsible for coordinating subcontractors, maintaining the project schedule, enforcing safety and quality requirements, and ensuring work is completed in accordance with the contract documents.

Job Description:

  • Provide daily onsite supervision and coordination of all construction activities
  • Plan, organize, and direct field operations to support the project schedule and overall project objectives
  • Coordinate subcontractors, suppliers, deliveries, inspections, and site access
  • Review drawings, specifications, submittals, RFIs, and other project documents to ensure work is installed correctly
  • Monitor subcontractor manpower, productivity, sequencing, and performance
  • Identify potential schedule impacts, conflicts, delays, or incomplete work and promptly communicate them to the Project Manager
  • Conduct coordination meetings and participate in owner, subcontractor, and project progress meetings
  • Maintain accurate daily reports documenting manpower, work performed, equipment, deliveries, inspections, delays, weather conditions, and significant project events
  • Enforce site-specific safety requirements, company safety policies, applicable OSHA regulations, and report to Corporate Safety Director
  • Conduct routine jobsite inspections to verify quality, safety, housekeeping, and contract compliance
  • Coordinate required testing, inspections, punch-list activities, and project closeout
  • Ensure corrective work and deficiencies are addressed promptly

Qualifications/Skills:

  • Minimum of five years of construction field supervision experience
  • Demonstrated experience supervising educational and/or institutional construction projects
  • Strong working knowledge of construction means and methods, drawings, specifications, scheduling, quality control, and site safety
  • OSHA 30-Hour Construction Safety certification required or ability to obtain
  • Current First Aid and CPR certification preferred
  • Experience using construction project management software, preferably Procore or willingness to learn
  • Strong leadership, communication, organization, and problem-solving skills
  • Ability to maintain accurate daily documentation and communicate field conditions clearly
  • Ability to manage competing priorities and make timely field decisions

  • LEED Accredited Professional or LEED Green Associate preferred
  • Minimum 2 years of relevant experience in Project Administration
  • Thorough knowledge of construction technology, scheduling, and financial management and reporting
  • Strong verbal and written communication skills
  • Skilled in MS Word and MS Excel with the ability to create and maintain complex spreadsheets and documents
  • Proficient use of project management software
  • Organized and detail orientated
