Job summary

Prologis is seeking a Director, Preconstruction & Development Cost Strategy to lead cost intelligence across the U.S. East region.

You will collaborate with Development, Procurement, Construction, and Capital Deployment to provide early‑stage cost insights, budgeting, and market analysis for faster, more informed development and capital decisions. The role focuses on aligning conceptual design, pricing, and constructability with market conditions to improve development velocity and project

Qualifications

• 10+ years of direct experience in commercial construction, with preconstruction or design‑build in industrial, warehouse, data center, or large‑scale development.
• Strong understanding of construction sequencing, constructability, and design‑cost implications.
• Experience leading GC RFP processes, contractor engagement, and proposal evaluation.
• Advanced Excel skills and ability to translate data into clear business insights and recommendations.

Responsibilities

• Partner with Development Management and Capital Deployment during pursuits and early project phases to align market conditions, contractor feedback, design assumptions, and project economics with investment strategy.
• Support early‑stage feasibility, conceptual design input, budgeting, contractor engagement, and cost intelligence to improve velocity, readiness, and decision making.
• Provide data‑driven market insights and strategic recommendations to support customer pursuits and investment decisions.
• Develop regional cost intelligence, benchmarking, pricing visibility, and forecasting across assigned markets.
