Job summary

Vicinia Property Management is seeking a Community Manager to oversee operations of multiple apartment communities, with the primary objectives of increasing net operating income, maintaining the physical asset, and providing a quality living environment for residents. This floater position supports various communities as needed and operates under limited supervision.

This role requires flexible scheduling, strong leadership of on-site staff, and a focus on leasing, budgeting, and marketing.

Qualifications

• High school diploma or equivalent required.
• Valid driver’s license and reliable transportation.
• Minimum of one year residential property management experience, supervisory preferred.
• Excellent communication, organizational, and leadership skills.
• Sales/leasing experience and/or hospitality or product sales preferred.
• Marketing and budgeting experience preferred.
• Computer literacy with property management or accounting software desired.

Responsibilities

• Flexible work week schedule required.
• Provide info about apartments and schedule visits; lease at established rates.
• Prepare leasing paperwork and related checks (applications, leases, addenda, checks, move-in packets).
• Collect deposits, rent, and all resident funds; safeguard monies.
• Monitor marketing effectiveness and provide input to VP of Operations.
• Strive to meet or exceed resident satisfaction benchmarks.
• Maintain knowledge of rents, market comps, vacancies, and lease expirations.
• Inspect vacant apartments and ensure market readiness within 7 days.
• Train, evaluate, and supervise on-site staff; conduct performance reviews.
• Conduct staff meetings and participate in management meetings.
• Develop a team that reflects professionalism of Vicinia properties.
• Coach staff on common on-site tools and procedures.
• Complete competitive surveys and monitor market conditions.
• Oversee leasing training programs and notices for delinquencies.
• Review lease renewals and initiate rent changes as directed.
