Job summary

Lennar is seeking a Due Diligence Manager in Delaware to lead risk analysis and detailed land development budgets for the land acquisition team. You will coordinate with multiple departments, manage outside consultants, and support underwriting of new land opportunities.

Responsibilities include preparing budgets, schedules, cash-flow projections, and documentation, while engaging a broad range of consultants to assess costs, risks, and feasibility. In-person presence at sites is required.

Qualifications

  • High school diploma or GED required; Bachelor’s degree preferred, especially in engineering, construction management, economics, finance, or related real estate field.
  • Minimum five (5) years of experience in land development, project management, and/or land acquisition with residential or land development firms or consultancies serving real estate.
  • Advanced skills in Microsoft Office, especially Excel for financial modeling; proficiency in PowerPoint, Adobe platforms, and/or Bluebeam.
  • Valid driver’s license and good driving record; valid auto insurance coverage.
  • Physical and office/site presence required: regular, in-person attendance at company communities, job sites, and offices; ability to work overtime as needed.
  • Finger dexterity for operating keyboard and calculator.

  • Manage due diligence for potential land acquisitions, including feasibility studies, budgets, entitlement and development schedules, risk assessments, and title review.
  • Own development of initial community entitlement documents, construction schedules, budgets, cash‑flow projections, title reports, approval conditions, and objectives.
  • Coordinate with outside consultants and contractors to assess project construction costs, entitlement processes, and feasibility during due diligence.
  • Prepare collateral material such as aerial photos, maps, exhibits, and cover sheets.
  • Engage a broad range of consultants to assess costs, risks, and development timing.
  • Work with state and federal agencies to identify obligations and impacts on projects.
  • Manage third‑party reports required for deals, ensuring timely completion within contractual requirements.
  • Evaluate contracts, proposals, and vendor documents related to property studies and development.
  • Review and evaluate development plans for all new communities.
  • Research and analyze approvals, permits, zoning, engineering plans, improvement estimates, environmental reports, site contributions, geologic and wetland assessments, utilities, affordable housing components, surveys, and building costs.
  • Maintain file databases and related systems within the land department.

Overview

Due Diligence Manager – responsible for risk analysis and detailed land development budgets for the land acquisition team at Lennar, one of the nation’s leading homebuilders. The role coordinates with multiple departments to evaluate new land opportunities, manage outside consultants, and support underwriting of potential acquisitions.

Responsibilities
  • Manage due diligence efforts for potential land acquisitions, including feasibility studies, budgets, entitlement and development schedules, risk assessments, and title review.
  • Own development of initial community entitlement documents, construction schedules, budgets, cash‑flow projections, title reports, approval conditions, and objectives.
  • Coordinate with outside consultants and contractors to assess project construction costs, entitlement processes, and overall feasibility during due diligence.
  • Prepare collateral material such as aerial photos, maps, exhibits, and cover sheets.
  • Engage a broad range of consultants (architects, engineers, landscape architects, soils and environmental engineers, traffic engineers, public relations consultants) to assess costs, risks, and development timing.
  • Work with state and federal agencies (CDFW, USFWS, ACOE, FEMA) to identify obligations and impacts on projects.
  • Manage third‑party reports required for deals, ensuring timely completion within contractual requirements.
  • Evaluate contracts, proposals, and vendor documents related to property studies and development.
  • Review and evaluate development plans for all new communities.
  • Research and analyze approvals, permits, zoning, engineering plans, improvement estimates, environmental reports, site contributions, geologic and wetland assessments, utilities, affordable housing components, surveys, and building costs.
  • Maintain file databases and related systems within the land department.
