Job summary

EMCOR Facilities Services is seeking a Maintenance Technician to perform preventive maintenance and repairs on commercial and industrial facility equipment. You will communicate clearly with customers and coworkers, uphold safety standards, and follow documented procedures.

The role requires experience with docks, doors, locks, and hardware, plus basic plumbing/carpentry skills. AAADM certification and a valid driver’s license are preferred, with potential guidance from senior techs.

Qualifications

  • High School diploma required, some trade or business school training preferred.
  • At least one year of experience servicing/maintaining commercial dock levelers, doors, automatic doors, dock lock and overhead door hardware, with dock maintenance records.
  • Experience with pneumatic and/or hydraulic systems relevant to maintenance.
  • AAADM certification preferred; valid driver’s license.
  • Ability to interpret instructions, write routine reports, emails, and operate the work order system.

Responsibilities

  • Abides by safety guidelines including OSHA regulations and PPE usage.
  • Performs shift rounds to monitor systems and equipment performance.
  • Maintains, troubleshoots, and performs minor repairs to equipment, sometimes with guidance from experienced techs.
  • Servicing docks, doors, locks and related hardware; basic repairs to plumbing/electrical.
  • Completes training on life-critical work practices and documents processes in paper/digital systems.
  • Documents work results in the CMMS and communicates status and completion dates to customers.

Job description

We provide comprehensive facility services ranging from mechanical maintenance and self‑performed, site‑based operations to energy‑efficiency upgrades and supplier‑managed interior/exterior maintenance.

Job Summary

In a safe, efficient, and professional manner the Maintenance Technician completes the required PM’s and repairs on commercial and industrial facility equipment. The technician is an excellent communicator and has exceptional follow‑through capabilities.

Essential Duties & Responsibilities

Abides by all safety guidelines including OSHA regulations, lock‑out/tag‑out, machine guarding, PPE, etc.

Conducts “shift rounds” (regular checks of systems and equipment to identify issues, and document systems and equipment performance).

Maintains, troubleshoots, and performs minor repairs on equipment. At times, working with guidance of more experienced techs. For example:

  • Inspection/evaluation may include measurement of operating characteristics such as speeds, pressures, vacuum, or vibration; and features such as wear, replacement of expendables (i.e. belts, hoses, fluids, filters, etc.).
  • Servicing and maintaining Docks (Levelers, Seals, Bumpers, etc.), Commercial Doors (Automatic, Hollow Metal and Overhead) and Commercial Locks and Door Hardware.
  • Other preventative maintenance may include tasks such as filter changes, condenser cleaning, oil changes, machinery lubing and greasing.
  • Repairs could include tasks like routine cleaning/patching/painting buildings, basic repairs to equipment including small plumbing and simple electrical repairs; might include addressing client concerns with lighting, etc.
  • Completes detailed training on life‑critical work practices related to modified confined space procedures, hazardous energy control, and required documentation process utilizing paper and digital communications.

Documents work results in the CMMS, analyzes findings and recommends updates to PM list.

Communicates effectively with coworkers and customer staff; assuring that all aspects of a work request are understood. This includes ensuring the customer is adequately informed about work status and expected completion dates.

Other duties may be assigned as deemed necessary by the Site Manager.

May provide guidance to Sub‑Contractors of facilities services.

Qualifications

Education
High School diploma (or equivalent) required, preference given to those with some undergraduate trade or business school training.

Business Experience
At least one year’s experience servicing and maintaining commercial dock levelers, doors, automatic doors, dock lock and overhead door hardware, while maintaining dock maintenance program records is required. This experience must include the maintenance of pneumatic and/or hydraulic systems.

Previous experience working with the following door manufacturers is preferred: Rite Hite, Power Ramp, Nabco, Stanley Access Technology, Record USA, Tormax, Besam, Allegion Door Hardware, Assa Abloy.

Licenses/Certifications
AAADM certification is preferred. Must possess a valid driver’s license.

Language Skills
Ability to interpret a variety of instructions furnished in written, oral, diagram, or graphic form. Ability to execute repetitive tasks as trained, without deviation.

Ability to write routine reports and correspondence. Must be able to send/receive emails and be able to manage an email box. Must be able to operate the work order system.

Ability to speak effectively before groups of customers and/or employees.

Technical Qualifications & Skills
  • Ability to use hand and small power tools.
  • Ability to disassemble/reassemble basic fixtures and equipment.
  • Ability to demonstrate basic plumbing and carpentry skills.
  • Ability to perform basic mechanical repairs to buildings and equipment.
  • Ability to competently operate a forklift, scissor lift, and aerial lift.
  • Ability to operate a personal computer, cell phone, and/or electronic tablet.
  • Ability to function with dynamic priorities, adapting to changing customer expectations and completing work requests efficiently with high quality standards.
  • May need to support non‑customary schedules and weekend work.
  • Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume. Ability to apply concepts of basic algebra and geometry.
  • Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists.
Physical Demands

The technician is regularly required to stand for extended intervals with occasional scheduled breaks, walk, use hands to finger, handle, or feel, reach with hands and arms, stoop, kneel, crouch, or crawl, and talk or hear. The individual frequently is required to climb stairs and ladders. The individual must regularly lift and/or move up to 70 pounds, at higher than chest level and be able to tolerate adverse rooftop working conditions due to climate and tolerate extreme temperature changes.

Work Environment

Moving mechanical parts and high, precarious places.
