Job summary

Himmel’s Architectural Door & Hardware, LLC in Houston seeks a Division 10 Lead Project Manager to drive Texas Division 10 growth, oversee bids, procurement, and schedules, and align with the Houston branch strategy.

You will manage Division 10 projects from bid through closeout, review plans and submittals, coordinate subcontractors and suppliers, ensure ADA/TAS compliance, and mentor junior coordinators while building lasting GC and architect relationships.

Qualifications

• 5+ years of project management experience in commercial construction.
• Direct Division 10 (Specialties) experience.
• Strong knowledge of plans, specifications, submittals, RFIs, change orders.
• Proven ability to manage budgets, schedules, and quality.
• Excellent communication with GCs, architects and vendors.

Responsibilities

• Lead Division 10 projects from bid through closeout.
• Review plans, specs, takeoffs, and estimates.
• Produce submittals, shop drawings, RFIs, change orders, closeout.
• Coordinate procurement with vendors; negotiate pricing and lead times.
• Own project schedules, budgets, and profitability.
• Coordinate installation with field teams and general contractors; perform site walks.
• Ensure compliance with ADA/TAS and applicable codes.
