Job summary

ADP, Inc. seeks a Director of Real Estate & Facilities to build and lead a national facilities/real estate program across 230+ locations. You will own CapEx budgets, oversee leasing strategy, and manage vendor partnerships with a focus on cost control and operational excellence.

The role requires experience building facilities programs from scratch, strong cross-functional leadership, and the ability to drive ROI across a distributed portfolio. Travel as needed.

Qualifications

• Minimum 5+ years of hands-on facilities management or real estate portfolio management for a multi-site operator
• Experience owning capital budgets of $1M+ with spend control and monthly reconciliation
• Ability to build facilities programs, systems, and vendor relationships from scratch
• Proven track record in selecting and managing outsourced service providers
• Experience with lease abstracts, renewal negotiations, and sale-leaseback structures
• Understanding of multi-site operations and impact on location-level performance
• Strong analytical, budgeting, and project-management skills

Responsibilities

• Own CapEx budget and multi-year planning for facilities and real estate
• Manage capital project pipeline from intake to closeout
• Provide monthly CapEx reporting and spend tracking
• Develop and enforce preventive maintenance standards
• Oversee lease portfolio renewals, negotiations, and optimization
• Manage vendor performance standards and work orders
• Lead cross-functional collaboration with Finance, Ops, and HR
• Drive continuous improvement through data analytics and cost benchmarking
