Job summary

Foundation Partners Group seeks a Director of Real Estate & Facilities to build and lead a comprehensive facilities and real estate function across 230+ locations. You will own CapEx budgeting, manage a large portfolio of owned and leased properties, and drive efficiency with vendor partnerships, standards, and governance.

You will report to the SVP, Field Operations and collaborate with Finance and Operations leadership to optimize capital allocation, maintenance programs, and site performance.

Qualifications

• Minimum 5+ years of hands-on facilities management or real estate portfolio management for a multi-site operator
• Real CapEx budget accountability and experience with $1M+ budgets
• Experience building facilities programs, systems, and vendor relationships from scratch
• Vendor management—selecting, negotiating with, and holding outsourced providers accountable
• Lease portfolio management including renewals, amendments, and sale-leaseback considerations
• Multi-site operations experience and ability to influence across functions

Responsibilities

• Own annual and multi-year CapEx budget for facilities and real estate; establish intake and approval frameworks
• Manage capital project pipeline from intake to closeout and track spend vs forecast
• Provide monthly CapEx reporting to SVP and Finance; ensure accuracy of spend accounting
• Build and scale the facilities program; set vendor standards and maintenance frameworks
• Oversee outsourced vendors (HVAC, electrical, plumbing, grounds, maintenance) for cost and quality
• Administer work order platform with SLAs and KPIs; drive preventive maintenance standards
• Lead lease portfolio activities including renewals, expirations, and negotiations
• Identify space optimization opportunities and support site selection for new locations
• Collaborate with legal, finance, and HR on compliance and safety
• Travel as needed
• Bachelor’s degree preferred; CFM/IFMA a plus
