The Spirit of the Position:

The Director, Parking Asset Management & Development serves as the strategic liaison between ownership, development partners, operations, and stakeholders to maximize the long-term value, functionality, and guest experience of complex mixed-use parking assets. This role is responsible for ensuring parking operations are seamlessly integrated into the broader vision of the property while supporting revenue growth, operational excellence, tenant satisfaction, and future development opportunities.

This position requires a highly collaborative and forward-thinking professional who can balance operational realities with long-term asset strategy, navigate complex stakeholder relationships and represent LAZ as a trusted partner in mixed-use development environments.

Principal Job Duties:
  • Develop and execute asset strategies aligned with client objectives, operational goals and long-term property performance.
  • Develop and execute long-term strategic plans to enhance the asset, support future development, and elevate guest experience.
  • Identify and develop strategic enhancements that contribute to growth and revenue optimization for the property.
  • Evaluate and implement innovative technologies to improve operational efficiency and service delivery.
  • Support expansion initiatives, including planning, integration and opening new locations within the portfolio.
  • Monitor asset performance to optimize use, maintenance, and long-term appreciation.
  • Build and maintain strong relationships with clients, partners, and key stakeholders to drive satisfaction and retention.
  • Manage vendor relationships to ensure quality service delivery, cost efficiency, and alignment with business goals.
  • Preparation of budgets/monthly reviews of profit/loss by location with assigned portfolio.
  • Understand, implement, and deliver all requirements that are outlined within the contractual agreement between LAZ Parking and our clients.
  • Produce and present daily, weekly, monthly, and annual financial and operational reports as required.
  • Implement and complete other projects, programs, and initiatives that may arise from the operation of an assigned portfolio.
  • Develop strategic recommendations focusing on investment objectives and projected performance.
  • Leverage LAZ BI to create targeted revenue enhancements that capitalize on property-specific trends.
  • Analyze monthly financial reports and investigate income/expense items falling short of projections.
  • Collaborate with the project management group to create and implement capital improvement budgets and repair and maintenance schedules.
  • Work closely with the local LAZ teams to enhance operations, drive new business, and keep on top of outstanding receivables.
  • Ensure parking rates are optimized and best practices are implemented across the portfolio.
  • Evaluate operating costs for optimal results while maintaining appropriate levels of customer service
  • Assist with due diligence and on-boarding of new acquisitions
  • Maintain comprehensive, well-organized data on shared drive
  • Implement additional revenue sources including, but not limited to billboards, special events, car rental agencies, PODs, solar, EV, etc.
  • Work with the team to gain a high-level understanding of property performance and cash flow expectations to make strategic ownership recommendations
Requirements:

Education:

  • Bachelor’s degree in Finance/Economics or equivalent work experience.
Skills and Qualifications:
  • Proficiency with financial modeling, asset tracking technologies and data analysis software.
  • Strong talent management skills, including coaching, succession planning, and performance management.
  • Demonstrated ability to build high-performance, service-driven culture
  • Exceptional presentation and interpersonal skills to build client relations and present complex reports to stakeholders.
  • Strong analytical capabilities with experience using data to drive business decisions and improve performance.
  • Understanding of economic indicators, financial markets and local real estate trends.
  • Ability to develop and execute long-term strategic plans aligned with asset growth and client goals
  • Strong understanding of service delivery models, operational efficiencies, and process improvements.
Physical Demands:
  • Willingness to work in the elements -- heat, wind, snow, rain, etc.
  • Ability to lift, push and pull at least 25 pounds.
  • Ability to stand, walk and run for extended periods of time.
  • Ability to bend, stoop, squat and lift frequently throughout a shift.
