Job summary

Stream Realty Partners in Dallas, TX seeks a Director of Design & Construction to lead execution of office and mixed-use developments across Texas, overseeing design management, preconstruction, procurement, and construction from due diligence through closeout.

The role requires coordinating architects, engineers, and general contractors, driving constructability, cost discipline, and schedule alignment while maintaining budget and quality objectives, and independently managing smaller projects.

Qualifications

• Bachelor’s degree in construction management, engineering, architecture, or a related field preferred.
• Minimum 5+ years in commercial real estate development, construction, or design management.
• Experience delivering large-scale office, hotel, or mixed-use developments; strong network across design and construction firms.
• Strong budgeting, cost management, and value engineering skills; familiarity with AIA contracting procedures.

Responsibilities

• Lead full lifecycle execution of ground-up and value-add development projects from due diligence to closeout.
• Interface between development, design, construction, clients, and capital partners to align with business plans.
• Provide constructability, cost, and schedule input and manage risk across projects.
• Drive accountability to achieve budget, schedule, and quality objectives.
• Oversee procurement, buyout, and vendor selection; negotiate contracts for favorable terms.
