Primary Purpose Of Organizational Unit

The UNC Adams School of Dentistry Office of Support Services serves the needs of the UNC Adams School of Dentistry and guides its operations in meeting the requirements and commitments in teaching, patient care, research and administrative programs.

Position Summary

The Director of Support Services is responsible for the supervisory, administrative, management, and some hands-on technical work of the operational components within a 500,000 square-foot multi-use building complex. The Director is solely responsible for the development and supervision of all capital and non-capital renovation and construction projects within the School of Dentistry. The Director will negotiate and execute equipment and operations systems service maintenance service agreements, and has fiduciary responsibility for multiple accounts, budget reviews, and budget submissions.

This position advises the School’s leadership concerning the technical aspects of managing, replacing, or renovating the facilities, and develops planned obsolescence of capital equipment inventory. The Director will initiate conceptual plans for renovations, liaise with Facilities Services on campus to further the development of approved renovations; obtaining cost estimates, building and infrastructure reviews, and blueprints as it may relate to administrative, clinical, research, or academic spaces. Collaborate with the campus planning office in the selection of architects, mechanical, electrical, and plumbing contractors. Participate in the School’s master planning process.

This position has oversight of and budgeting for: the repair of clinical, laboratory, and research equipment, carpentry projects, computer network wiring, parking and transportation, mail distribution, linen service, safety, and School-wide security. This position serves on committees relating to infection control, hazardous materials management, safety, project development, equipment, space use, facilities master planning and is a member of the Dean’s Administrative Staff. This position is also responsible for the $1.7 million equipment inventory, writing specifications for major equipment purchases, monitoring equipment maintenance contracts. This position makes the final technical decision in a wide variety of trades; administering the work order system; authorizing requisitioning and purchase of parts and supplies; maintaining stock control procedures for parts, tools, supplies, and building materials.

The Director collaborates with the University’s construction administrative manager and the construction manager, as well as, the architects and general contractors. Work directly with the general contractors on a daily basis ensuring there are no conflicts with clinic or event schedules, safety on site, and traffic (both inside and outside the buildings). Collaborate with each project team to establish timely schedules of materials and staging. Suggest alternatives during the planning stages of each project to add value, increase efficiencies, and review cost estimates to achieve maximum cost effectiveness. Provide direct input in the selection of finishes that are compatible with our goals in a healthcare environment.

Minimum Education And Experience Requirements

Bachelor’s degree in institutional planning, public administration, engineering, architecture, business administration, economics, industrial technology or a related discipline and two years of facility and space planning experience; or equivalent combination of training and experience. All degrees must be received from appropriately accredited institutions.

Required Qualifications, Competencies, And Experience

Advanced knowledge of repair, maintenance, and construction techniques and of tools, methods, practices, materials, and equipment used in building and mechanical trades. Working knowledge of building codes, environmental rules and all other rules and regulations governing repair, maintenance, and construction of facilities. Ability to read and interpret schematics and blueprints, sketch or draft technical drawings, and comprehend design specifications.

Preferred Qualifications, Competencies, And Experience

Experience in facility maintenance in at least three building trades; or an equivalent combination of education and experience. The successful candidate should possess the technical and functional knowledge of dental/health care facilities, experience in project development, space planning, and equipment programming. Operational experience in a dental/healthcare facility project management, equipment repair is desirable.
