Our client is a long-established, family-owned enterprise with a commercial real estate platform that has been developing, owning, and managing properties for decades. The organization is a vertically integrated operating platform providing property management, leasing, development, construction and project management, and asset management across multiple commercial sectors. The owned portfolio is concentrated in office product in Oklahoma City and Texas, with additional holdings in other markets, and includes mixed-use development adjacent to the headquarters campus. Ownership is long-term and conservative. The platform is building a third-party offering across property management, leasing, and related advisory services. Growth is being pursued through partnerships and the existing portfolio, not through a broad acquisition program. Over recent years, transaction structure has shifted from primarily direct ownership toward joint ventures and strategic partnerships.
Position
The Director of Real Estate & Development is a senior operating leader responsible for the performance of the owned portfolio, the close-out of active mixed‑use development, oversight of joint‑venture interests, and the build‑out of a third‑party property management and leasing platform. The position sits at the intersection of asset management, leasing, development execution, and partnership oversight, and provides day‑to‑day leadership to a multidisciplinary real estate team that includes engineering, property management, and administrative colleagues.
This is a full‑time, five‑days‑per‑week position based in Oklahoma City. The Director reports to the President of Commercial Real Estate and is expected to operate as a hands‑on principal: driving landlord‑side leasing and net operating income, finishing active mixed‑use work, administering partnership agreements, and aligning internal and third‑party assignments with ownership objectives.
Responsibilities
- Lead asset management of the owned portfolio, with a mandate to position assets, drive leasing strategy, protect capital, and improve occupancy and net operating income across both internal and third‑party assignments.
- Complete delivery of an active mixed‑use project, including selection of hospitality and restaurant users that fit the ownership’s standard for the market.
- Provide partnership oversight for a mixed‑use joint venture, including administration of the operating agreement, review and approval of retail users, and direction of pad‑site dispositions.
- Advance planning for a nearby land holding positioned for a future residential community, which may include multifamily, age‑targeted housing, supporting retail, or a rental‑housing component.
- Build and professionalize a third‑party platform spanning property management and leasing, with related brokerage capability.
- Structure, negotiate, and administer joint ventures and strategic partnerships, consistent with a shift from primarily direct ownership to shared‑capital relationships with disciplined oversight.
- Oversee property management, facilities, and building‑engineering functions to ensure operational excellence, tenant satisfaction, risk management, and long‑term asset preservation.
- Direct a multidisciplinary real estate team; set priorities, coach performance, and align leasing, operations, finance, legal, and vendor workstreams.
- Prepare and present asset‑level business plans, annual budgets, forecasts, capital‑expenditure programs, and ownership reporting using industry systems such as Argus, Yardi or MRI, CoStar, and comparable market tools.
- Cultivate the regional relationships required to execute the work, including hospitality and restaurant operators, retailers, brokers, and capital sources in the Oklahoma City market and surrounding region.
- Represent ownership with tenants, partners, and the local brokerage community while safeguarding confidentiality. A broad program of new property acquisitions is not the current mandate.
Qualifications
- Bachelor’s degree in Real Estate, Finance, Business, Construction Management, or a related field required; MBA preferred. Seven or more years of commensurate experience in asset management, joint‑venture governance, or development execution will be considered in lieu of a degree.
- Seven or more years of progressive commercial real estate experience, with meaningful landlord‑side asset management and leasing work. Office product plus mixed‑use, retail, hospitality, or restaurant experience is preferred.
- Asset management experience is required. Landlord representation is the minimum baseline. The Director must be able to position assets, drive leasing strategy, enhance net operating income, and keep day‑to‑day execution aligned with ownership objectives on both internal and third‑party assignments.
- Demonstrated experience governing joint ventures or strategic partnerships, including operating‑agreement administration, user or partner approval, and parcel dispositions.
- Experience finishing or leasing mixed‑use development, including hospitality, restaurant, or retail user selection, is strongly preferred. Entitlements, project budgeting, and stabilization experience is a plus.
- CCIM, CPM, and/or SIOR designation preferred. Familiarity with Argus, CoStar, and Yardi or MRI required. Prior responsibility for a third‑party property management or leasing platform is a plus.
- Proven ability to lead cross‑functional teams and to supervise professional staff across property management, engineering, and leasing.
Personal Skills & Attributes
- High integrity, discretion, and an ownership mindset consistent with a closely held, long‑term capital culture.
- Strong commercial judgment and the ability to balance return objectives against conservative stewardship of owned assets and partnership relationships.
- Credible with ownership, joint‑venture partners, hospitality and restaurant operators, and tenants; disciplined follow‑through on user selection and leasing.
- Hands‑on operator who is equally comfortable on the property, in a partnership meeting, and in leasing strategy.
- Clear written and verbal communicator who can distill asset strategy, development close‑out, and joint‑venture issues for senior leadership.
- Organized, data‑driven, and accountable; able to manage multiple workstreams across owned assets, live development, and third‑party assignments.
- Culture fit for a stable, family‑owned organization: collaborative, low‑ego, service‑oriented, and committed to Oklahoma City as a full‑time home base.
