Director of Property Management & Asset Integrity

Location: Cedar Rapids, IA

Company: To The Rescue | PRK Williams Companies

Schedule: Full-Time | Monday–Friday, Business Hours with Flexibility for Business Needs

About the Role

To The Rescue / PRK Williams Companies is seeking a Director of Property Management & Asset Integrity to oversee the performance, maintenance, and long-term value of our residential, commercial, and corporate property portfolio. To The Rescue is a human services company specializing in supporting adults with disabilities; this role helps ensure our properties provide safe, functional, and well-maintained environments for the people who rely on them.

This leadership role combines property operations, financial oversight, vendor management, and long-term asset planning. You’ll manage budgets and capital projects, lead maintenance resources, and develop scalable processes to support portfolio growth while protecting the long-term value of our properties.

What You’ll Do

Oversee Property Operations: Lead the ongoing maintenance and operational performance of residential, commercial, and corporate properties, balancing in-house maintenance resources with outsourced services to ensure timely, cost-effective upkeep.

Manage Budgets and Financial Performance: Own property management budgets, monitor expenses and financial performance, analyze variances, and identify opportunities to improve cost efficiency and asset value.

Lead Capital Planning and Asset Preservation: Develop long-term asset management plans, oversee capital expenditures, and implement preventive maintenance and inspection programs to address building systems, structural concerns, and deferred maintenance.

Manage Vendors and Property Projects: Source, evaluate, negotiate with, and oversee contractors and service providers, ensuring quality work, cost control, and accountability across specialized repairs, landscaping, snow removal, and other property services.

Build Scalable Operations and Ensure Compliance: Establish standardized procedures, maintenance schedules, reporting systems, and operational controls that support portfolio growth while maintaining compliance with applicable building codes, accessibility requirements, safety standards, and regulations.

Lead Teams and Cross-Functional Partnerships: Hire, develop, and manage property management and maintenance personnel while collaborating with executive leadership, our affiliated human services company, and construction division on property needs, leasing decisions, and future growth opportunities.

What We’re Looking For

At least 5 years of progressive experience in property management, facilities management, real estate operations, or a related field.

Experience overseeing residential and/or commercial properties, building maintenance, internal teams, vendors, and contractors.

Demonstrated experience managing operating budgets, controlling expenses, and evaluating opportunity costs and financial performance.

Experience with capital planning, preventive maintenance, building systems, or long-term asset preservation.

Leadership experience, including supervising employees, managing contractors, or leading cross-functional teams.

Strong organizational, analytical, communication, and problem-solving skills.

Proficiency with property management software and related business tools.

A valid driver's license and eligibility under company vehicle insurance requirements.

Ability to respond to occasional after-hours property or operational needs.

Why Join To The Rescue?

Meaningful leadership: Shape property operations and influence decisions across a diverse real estate portfolio.

Opportunity to build: Develop systems, processes, and maintenance strategies that support future growth.

Varied portfolio: Work across residential, commercial, and corporate properties rather than managing a single building or property type.

Cross-functional collaboration: Partner with property management, construction, and affiliated business teams.

Long-term impact: Help protect property investments while improving the safety, functionality, and quality of our spaces.

To The Rescue is an equal opportunity employer. All qualified applicants will receive consideration for employment without regard to race, color, religion, sex, national origin, status as a qualified individual with a disability or status as a protected veteran.
