Qualifications

• Bachelor's degree in business, real estate, finance, public administration, nonprofit management, or related field (or equivalent senior-level property management experience).
• Seven to ten years of progressive property management experience, including seven+ years leading Property Managers or property management leaders.
• Significant experience managing affordable housing portfolios (HUD, LIHTC, HOME, Section 8).
• Proficiency with Yardi, Microsoft Office Suite, SharePoint, Outlook, and related reporting systems.

Job Summary

The Director of Property Management provides strategic and operational leadership for Project for Pride in Living's (PPL) affordable housing portfolio. This position partners closely with the Senior Director of Property Management to execute organizational priorities, drive operational excellence, and ensure strong portfolio performance. The Director leads Regional Managers and other property management leaders in achieving occupancy, financial, compliance, resident service, and team development goals while advancing PPL's mission and commitment to race equity.

The Director serves as a key operational leader, fostering accountability, continuous improvement, and consistency across the portfolio while collaborating with cross-functional teams to preserve assets, enhance resident experiences, and support sustainable growth.

What You’ll Do

Portfolio Operations and Leadership

• Establish and implement operational standards, policies, procedures, and best practices that promote consistency and excellence
• Monitor and analyze property performance metrics and develop action plans to improve outcomes
• Support Regional Managers in achieving occupancy, leasing, resident retention, rent collection, and vacancy reduction goals

Financial Management

• Oversee portfolio financial performance, including budgeting, forecasting, revenue optimization, expense management, and capital planning
• Partner with Asset Management, Finance, and Property Operations teams to support long-term asset preservation and financial sustainability

Compliance and Risk Management

• Ensure compliance with all federal, state, and local affordable housing regulations, including but not limited to HUD, LIHTC, HOME, Section 8, Fair Housing, VAWA, and applicable agency requirements
• Partner with Compliance and Property Operations teams to prepare for audits, inspections, NSPIRE reviews, and monitoring visits

Systems and Operational Excellence

• Champion Yardi as the organization's source of truth by promoting data integrity, documentation standards, and consistent system utilization
• Leverage property management systems and reporting tools to guide decision-making and improve operational efficiency

Talent Leadership and Team Development

• Directly supervise Regional Directors and other designated leaders within the Property Management Department
• Recruit, develop, coach, and retain high-performing property management professionals

Strategic Partnerships & Organizational Leadership

• Collaborate with senior leadership to establish portfolio goals, operational priorities, and strategic initiatives
• Build and maintain productive relationships with housing authorities, funding agencies, community partners, vendors, contractors, and residents
• Represent PPL in external meetings, industry groups, and stakeholder engagements as appropriate

What You Bring

Education and/or Experience

• Bachelor's degree in business, real estate, finance, public administration, nonprofit management, or a related field. Equivalent senior-level property management experience may be considered in place of a degree
• Seven to ten years of progressive property management experience, including seven+ years leading Property Managers or property management leaders
• Significant experience managing affordable housing portfolios, including HUD, LIHTC, HOME, and Section 8 housing programs
• Proficiency with Yardi, Microsoft Office Suite, SharePoint, Outlook, and related property management and reporting systems
