Position Summary
The Director of Preconstruction has a focus on
companywide success in adherence to MCC Standards and all preconstruction
activities necessary for the preparation and undertaking of the development of Manhattan's preconstruction services at a regional level.
The position is responsible for leading the regional preconstruction department
and coordinating the need for resources for the region's projects. The Director of Precon must be a flexible and adaptable team player and have
strong communication and client service skills.
Major Duties & Responsibilities
- Overall Management of Preconstruction Department
- Ambassador to Manhattan Brand
- Markets Work to Existing Clients
- Provides Deliverables to Clients
- Develops Project Strategies
- Manage Time and Costs of Preconstruction
Services/Estimating
- Maintain Compliance with Manhattan
Policies/Procedures
- Coordination of Workload of the Department
- Establish the Best Use of Resources
- Provides Training and Development Opportunities to
Staff
- Ensures precon forecasters are provided for each ATP
and initial PSR
- Ensures the team aligns with/ the Guiding
Principles
- Review timesheets and ensure the allocation of
employees to projects
- Review Major Elements of Pricing on all
Bids
- Accuracy of Estimates Produced
- Perform Value Management Analysis and Ensure Timely
Implementation
- Maintain Long-Term Client Relationships
- Overseeing / Responsibility of Bid-Day Success
- Attends Monthly PSR Meetings Along with Precon Manager
for Each Project; Responsible
for PSR completion
- Manage Purchasing Efforts
- Motivate and Grows the Team; Owns Mentorship / Guidance
of the regional precon team
- Meets Deadlines and Produces Positive Outcomes
- Maintain Long-Term Subcontractor Relationships
- Ensure the team aligns w/ Manhattan prequalification standards/expectations
- Engagement in the hiring of team members
- Provides quarterly check-ins and performance reviews w/
all direct reports
- Responsible for conducting

Minimum Qualifications
- Bachelor's Degree- Construction Management, Engineering or equivalent. May substitute required education degree with related experience on a one-to-one basis
- 18 years of industry experience
Working Conditions and Physical Efforts
- Ability to physically stand, bend, sit for long periods, and squat throughout the day.
- Ability to repeat the same movements.
- Ability to communicate effectively to participate fully in meetings, video conferences, and phone calls.
- Use hands to type, handle, control, or feel objects, tools, or control.
- Occasionally lift, pull, or move up to 25 lbs.
- Occasional travel will be required, primarily in the metropolitan area but sometimes domestically (must have a valid Driver's License).
