Job summary

Manhattan Construction is seeking a Preconstruction Manager in Oklahoma City to lead companywide preconstruction efforts, mentor team members, and ensure adherence to MCC Standards. Responsibilities

  • Represent Manhattan's Preconstruction Team to Clients
  • Provide Concept Budgets and estimates
  • Review subcontracts prior to issuance
  • Manage time and costs for preconstruction services
  • Attend client meetings and project reviews
  • Coordinate with operations to align cost budgets and accounting
  • Mentor and guide team members
  • Ensure compliance with risk management policies
  • Support business development initiatives
  • Maintain and report on PSRs for projects

Job description

Position Summary

The Preconstruction Manager focuses on companywide success in adherence to MCC Standards and all preconstruction activities necessary for the preparation and undertaking of Manhattan's preconstruction deliverables. The position is responsible for guiding and mentoring other team members. The Precon Manager must be a flexible and adaptable team player with strong communication and client service skills. The skill set of owning one’s work and being confident in the message delivered is crucial to this role.

Major Duties & Responsibilities
  • Represent Manhattan's Preconstruction Team to Clients
  • Meet Client Needs/Budget; Attend OAC / Design meetings
  • Provide Concept Budgets
  • Perform Value Management Analysis
  • Coordinate with the operations team to ensure the correct Cost Budget is sent to accounting
  • Maintain the Manhattan Code of Business Practices & ensure teams follow Guiding Principles
  • Establish & monitor subcontractor relationships
  • Assist Bid-Day assignments
  • Review & understand project cost reports
  • Attend/organize preconstruction meetings
  • Strong knowledge of general conditions, estimates, schedule, and below‑line costs
  • Manage time and costs of preconstruction services
  • Prepare precon status reports (PSRs) for projects
  • Assist with business development strategies
  • Implement a thorough understanding & compliance with risk management policies
  • Coordinate subcontractor networking efforts
  • Review all subcontracts before issuance to subcontractors
  • Manage expectations for the team regarding their projects
  • Provide quarterly check‑ins and performance reviews with all direct reports
  • Conduct oneself in accordance with Guiding Principles and exhibit attributes matching the way we work
  • Other duties as assigned

Minimum Qualifications
  • Bachelor’s Degree in Construction Management, Engineering or equivalent. May substitute required education with related experience on a one‑to‑one basis
  • 12 years of industry experience
Working Conditions & Physical Efforts
  • Physical ability to stand, bend, sit for long periods, and squat throughout the day
  • Ability to repeat the same movements
  • Ability to communicate effectively in meetings, video conferences, and phone calls
  • Use hands to type, handle, control, or feel objects, tools, or controls
  • Occasional lifting, pulling, or moving up to 25 lbs.
  • Occasional travel primarily in the metropolitan area and sometimes domestically (must have a valid driver’s license)
