Qualifications

  • Parking and Hospitality experience is a Must.

  • 3-5 years of parking management experience preferred.
  • 2-3 years of client relationship management experience preferred.
  • Demonstrated B2B experience with clients, owners, asset managers and other stakeholders.
  • Proven ability to lead client discussions, resolve issues, and deliver service.
  • Demonstrated ability to coach, develop and scale high-performing teams.
  • Strong analytical skills across multiple systems.
  • Experience with budgeting, forecasting, and P&L performance.
  • Need broader experience than residential property management.

Position Summary

As Director of Operations, you will be responsible for the overall success, operational performance, and profitability of a portfolio of accounts while contributing to the strategic growth of Parkwell. This role requires a highly motivated, self-directed leader with strong operational expertise, business acumen, and exceptional client relationship skills.

Beyond operational oversight, the Director of Operations is responsible for developing Project Managers into best-in-class leaders and establishing the standard for operational excellence across the organization. This individual will play a critical role in building the next generation of Parkwell leadership by coaching, mentoring, and elevating talent at every level.

The ideal candidate possesses strong business-to-business (B2B) experience and is comfortable interacting with clients, property ownership groups, asset managers, and executive stakeholders. Success in this role requires the ability to build trusted relationships, lead strategic discussions, and consistently deliver results that exceed client expectations while supporting Parkwell's Vision, Mission, and Values.

Schedule

This is a full-time position, with 45+ hours per week expected. Schedule is consistent on a weekly basis but is subject to change based on business needs.

Position Requirements
  • Parking and Hospitality experience is a Must

  • Demonstrated experience working in a business-to-business (B2B) environment, with the ability to effectively engage and build relationships with clients, property owners, asset managers, and other key stakeholders
  • Proven ability to represent an organization in client-facing settings, confidently leading business discussions, resolving issues, and delivering exceptional service to clients at all levels
  • Demonstrated ability to coach, develop, and scale high-performing teams
  • Strong analytical skillset with experience aggregating and interpreting data across multiple systems or platforms
  • Proven leadership style grounded in accountability, empathy, and team development
  • Excellent verbal and written communication skills with the ability to influence, negotiate, and build trust with both internal and external partners
  • Strong financial acumen with experience managing budgets, forecasting, and P&L performance
  • Must not just have residential property management experience.
Duties and Responsibilities:
  • Provide leadership and assistance to supervisors and/or managers of each account to ensure they are properly supported and accountable.
  • Experience working in Commercial Class A Properties, medical buildings and self-park is a must
  • Coach and develop Project Managers into best-in-class operators and leaders, setting clear expectations and performance standards across the portfolio
  • Actively mentor team members to build a strong internal leadership pipeline and prepare high-potential individuals for future advancement
  • Develop and maintain a positive culture within the division and ensure alignment with Company’s Vision, Mission and Values.
  • Lead with a people-first mindset, reinforcing a culture where team development, engagement, and retention are top priorities
  • P&L management and execution against budget.
  • Assistance with annual budgeting and forecasting for each account.
  • Research opportunities, coordinate meetings, and keep leadership up to speed on active business development efforts.
  • Assist with relationship management across key prospects, clients, and partners.
  • Execution of marketing plans, implementation and maintenance of revenue control procedures and analysis.
  • Maintain professional and responsive customer and client service and ensure satisfaction at all times.
  • Work on behalf of each account and with Company HR to ensure adequate staffing levels at each account.
  • Step in operationally when needed to support teams, remove obstacles, and ensure managers can focus on high-value responsibilities
  • Work with team and clients to solve problems and optimize operations at each account.
  • Aggregate and analyze data from multiple systems (PARCS, LPR, aggregators, financial platforms) to create actionable insights and custom reporting sets that drive decision-making
  • Reporting and documentation as required by each account, client and Company.
  • Procurement of all supplies needed for operations through company expense procedures.
  • Compliance with all laws, rules, policies, and safety-standards.
  • Serve as the primary executive-level point of contact for assigned clients, maintaining strong business relationships and ensuring a consistently high level of client satisfaction.
  • Lead client meetings, business reviews, and strategic planning discussions, presenting operational performance, financial results, and growth opportunities.
  • Develop trusted advisor relationships with clients by understanding their business objectives and proactively identifying solutions that drive value.
  • Manage complex client concerns with professionalism, urgency, and a solutions-oriented approach while protecting and strengthening long-term partnerships.
  • Identify opportunities to expand services within existing accounts and support business development initiatives through strong client engagement and relationship management.
