Job summary

A New Leaf is seeking a Director of Real Estate to lead the organization’s real estate portfolio, facilities operations, and asset management, ensuring properties are safe, well-maintained, and aligned with programmatic needs. The role oversees maintenance, capital planning, construction, and third‑party management across multiple sites, partnering with executive leadership on strategy and risk management.

Qualifications

• Bachelor’s degree required; master's preferred.
• 7–10 years of progressive leadership in real estate, facilities, asset or property management.
• Experience coordinating with contractors, consultants, architects, engineers, brokers, lenders, and public agencies.
• Experience with LIHTC, HUD, HOME, CDBG or related affordable housing funding programs preferred.

Responsibilities

• Lead the organization’s real estate portfolio, including owned, leased, controlled, administrative, housing, and program properties.
• Develop and implement facilities-based asset management strategies for long-term stewardship.
• Oversee facilities operations, preventive maintenance, repair priorities, work orders, vendor services, and property operations.
• Evaluate facility conditions and occupancy needs to identify improvement priorities.
• Develop multi-year capital needs assessments and property improvement plans.
• Collaborate with Finance, Operations, Facilities, Programs and Executive Leadership on budget and project prioritization.
• Liaise with third‑party property management partners and monitor performance and compliance.
• Oversee construction, renovation, major repair, and capital improvement projects including budgets and timelines.
• Coordinate with contractors, architects, engineers, lenders, and public agencies on real estate activities.
• Support affordable housing initiatives and transactions including LIHTC, HUD, HOME, and CDBG funding.
• Conduct due diligence for acquisitions, leases, development, renovations and dispositions.
• Identify risks (operational, environmental, financial, insurance, compliance) and provide mitigation recommendations.
• Ensure compliance with laws, funding agreements, safety standards and organizational policies.
• Prepare reports and presentations for Executive Leadership and the Board.
• Provide leadership to staff, contractors, and vendor partners.
• Collaborate across departments to support organizational priorities and asset stewardship.
• Perform other duties as assigned.
