Vier Management, LLC is seeking an experienced Director of Maintenance to lead the maintenance operations across our Cincinnati and Northern Kentucky portfolio. You will oversee the maintenance team, set strategic direction, and ensure properties are safe, well maintained, and welcoming for residents.

The ideal candidate has 5+ years in multifamily maintenance with 2+ years in supervision, plus hands-on knowledge of HVAC, plumbing, electrical, and boiler systems.

Qualifications

• 5+ years in multifamily or rental property maintenance
• 2+ years in a supervisory role
• Strong knowledge of plumbing, electrical, HVAC, and boiler systems

Responsabilités

• Lead maintenance team across multiple properties
• Train and develop staff for high skill and efficiency
• Evaluate staff performance with mentoring and corrective action
• Ensure adequate staffing for routine and emergency maintenance
• Develop and implement a comprehensive maintenance strategy aligned with company goals
• Plan and execute long-term preventative maintenance programs
• Allocate resources for current and future needs
• Oversee daily operations and ensure timely service requests
• Manage inventory and maintenance budgets
• Identify cost-saving measures to optimize expenses
• Manage vendor relationships, bids, and scopes of work
• Oversee unit turns and renovations as directed by ownership
• Conduct regular property inspections and uphold standards
• Handle emergency maintenance with quick resolutions
• Implement safety training and regulatory compliance
• Maintain records and stay updated on industry best practices
• Act as point of contact for residents and management
