Responsibilities

The Director of Maintenance reports to the General Manager and is responsible for ensuring the physical and mechanical upkeep of the property.

• Maintain painting and cleaning of the property (internal and external)
• Perform maintenance work (including mechanical), code compliance, fire alarm checks, and capital improvement projects completed in-house
• Schedule capital improvement projects and apartment repairs
• Define scope, obtain bids, check contractors, and submit for approval when outside contractors are involved
• Repair appliances (refrigerators, stoves, dishwashers), obtain prices and quotes as necessary
• Maintain boiler machinery in good working condition; include monthly inspections and reports
• Order pool supplies and ensure proper maintenance where applicable
• Maintain good tenant relations and inform the General Manager of potential or existing issues
• Manage night and weekend maintenance staff, including bus drivers where applicable
• Ensure maintenance staff completes work orders promptly, professionally, and courteously
• Hire and terminate maintenance staff in cooperation with the General Manager, including cleaners, painters, groundskeepers, and courtesy officers
• Ensure payroll is submitted accurately and on time for maintenance staff
• Collaborate with the General Manager on scheduling, budgeting, etc.

Qualifications

• High school diploma required; additional education preferred
• HVAC certification
• Electrical certification (commercial and residential)
• Universal certification to be obtained within one year of hire
• Valid driver’s license and current automobile insurance
• Licensed pool operator if the community has a pool
• Minimum of two years supervisory experience preferred
• Excellent customer service skills
• Strong interpersonal skills and the ability to communicate instructions clearly
