Qualifications

  • 8–15 years of commercial real estate leasing experience.
  • Significant Class A office leasing experience.
  • Deep knowledge of the Manhattan office market.
  • Direct landlord or owner-representation experience.
  • Retail or mixed-use leasing experience strongly preferred.
  • Strong financial, analytical, and critical-thinking skills.

Responsibilities

  • Develop and execute leasing strategies across office and retail space
  • Lead negotiations from initial proposal and LOI through lease execution
  • Evaluate rental rates, concessions, tenant improvement allowances, free rent, renewal rights, and other business terms
  • Direct and manage third‑party office and retail leasing brokers
  • Build relationships with prospective tenants, existing tenants, and the brokerage community
  • Oversee property marketing, tenant presentations, tours, and leasing materials
  • Monitor market conditions, competing properties, asking rents, concessions, and tenant activity
  • Maintain detailed knowledge of active negotiations and existing lease terms
  • Partner with legal counsel on leases, amendments, renewals, and related documentation
  • Evaluate lease economics and provide recommendations to senior leadership
  • Coordinate leasing activity with asset management and the property’s overall operating strategy
  • Support tenant retention, renewals, expansions, and relationship management
  • Manage and develop an analyst supporting the leasing function
  • Provide regular pipeline, occupancy, and leasing updates to executive leadership

Director of Leasing – Class A Commercial Real Estate

About the Opportunity

A privately held real estate owner and operator is seeking a Director of Leasing to oversee office and retail leasing for a premier Class A mixed‑use property in Manhattan.

This executive will represent ownership throughout the leasing process, working closely with internal asset management, property management, construction, finance, and legal teams. The Director will also lead external brokerage relationships and ensure leasing activity supports the property’s broader business plan.

The position requires someone who can operate strategically while remaining closely involved in lease negotiations, financial terms, marketing initiatives, and transaction execution.

Key Responsibilities
  • Develop and execute leasing strategies across office and retail space
  • Lead negotiations from initial proposal and LOI through lease execution
  • Evaluate rental rates, concessions, tenant improvement allowances, free rent, renewal rights, and other business terms

  • Strong financial, analytical, and critical‑thinking skills
  • Ability to move comfortably between high‑level strategy and detailed execution
  • Bachelor’s degree in real estate, finance, business, or a related field

Candidates with exclusively tenant‑representation or transactional brokerage experience will not be the best fit. This role requires an ownership mindset and the ability to connect individual leasing decisions with the property’s overall financial and asset‑management strategy.
