Meta Development Partners (MDP) seeks a Lease-Up Specialist to drive successful occupancy for new multifamily communities and sustain competitive occupancy in existing assets. You will lead lease-up strategy, budgeting, and coordination with development, marketing, and property management to ensure timely stabilization.

The role demands deep experience in leasing up projects, knowledge of affordable housing requirements, and the ability to manage budgets and concessions across portfolios.

Description du poste

Purpose: Ensure every new development leases up and reaches stabilization efficiently, and existing communities maintain competitive occupancy levels.

Primary Responsibilities:

• Develop and Own the lease-up strategy for every new community.
• Develop and manage lease-up schedules.
• Develop lease up, marketing, and stabilization budgets.
• Hold third-party property managers accountable.
• Coordinate new lease-up activities. Work with property management to develop effective resident selection plans, management plans and marketing plans. Coordinate the application process, including applicant outreach and the intake process (which will vary based upon the presence of higher AMI units).
• Work with property management in establishing a lease up or marketing budget and the material used in the marketing process.
• Approve all concessions, rent discounts and other rental “specials”.
• Approve performance-based compensation for achieving rental and occupancy stability goals.
• Coordinate with/liaison between Development, Marketing, Compliance, and Operations to ensure successful lease up of all new communities according to company’s strategic goals.
• Monitor absorption and implement strategies to address any deficiencies/challenges.
• Monitor expenses during lease up/stabilization to ensure adherence to budget and implement strategies to address any deficiencies/challenges.
• Monitor monthly financial statements to ensure all statements meet financial partners’ criteria.
• Review weekly lease-up reports
• Troubleshoot absorption and/or occupancy issues while managing financial impacts to projects.
• Establish best practices for all future communities.
• Travel to developments and property management offices as appropriate.
• Act as liaison between development and property management on new construction. Assist with initial planning, NOFAs/ RFP responses, entitlement process, design specifications, lender/investor requests and proformas.
• Collaborate with asset managers to ensure competitive/effective ongoing leasing strategies

Ideal Background:

• 7–15 years experience in property and/or asset management
• Property Management - Regional Manager, Regional VP or Lease Up Specialist
• Direct experience/responsibility leasing up new and/or underperforming multifamily communities
• Marketing and leasing strategy
• Experience with affordable housing and LIITC compliance REQUIRED
• Experience with market rate communities desired
