Job summary

New Path Construction & Consulting seeks a senior business development leader to own and grow a self-sourced pipeline across markets. You will personally bring in new clients, expand existing accounts to multi-site engagement, and build a high-performing business development group.

You will drive the full sales cycle, from prospecting to proposal and contract signing, while aligning with pre-construction and operations for seamless handoffs. Chicago area relocation is preferred.

Qualifications

  • 7–15+ years in commercial construction, design/build, CRE, or another B2B environment selling to developers/operators.
  • Track record of originating and closing new business with named clients.
  • Experience leading a business development or sales team.
  • Existing relationships with developers, brokers, or operators in New Path's markets.
  • Experience carrying revenue or bookings with real pipeline discipline.
  • Comfort owning a deal end-to-end from prospecting to closing.
  • Based in, or willing to relocate to Chicagoland.

This isn't a relationship-maintenance seat behind an existing book of work, and it isn't a pure management job either: it's a player-coach role for someone who can walk into a developer's or operator's office, sell our architecture and construction work as one integrated offering, earn the next design/build contract, and lead the business development team that helps do it again. We're looking as much for the relationships and the track record of winning and leading as for a construction resume — strong candidates from commercial real estate brokerage or other complex B2B sales into developers and operators are very much welcome to apply.

About New Path Construction

New Path Construction & Consulting is a boutique design/build general contracting and pre-construction firm operating out of Chicagoland, the Phoenix metro, and Dallas-Fort Worth. We sell and deliver architecture and construction as one package — design and build under a single roof — across restaurants and QSR, gas stations and convenience stores, car washes, industrial and office, medical, multifamily, retail, and self-storage, often for repeat developers, operators, and franchisees who come back to us for their next location, and the one after that.

About the Role

One year in, success looks like a qualified, self-sourced pipeline you can point to — new clients you personally brought to the table, at least one account you've grown from a single project into a repeat or multi-site program — and a business development group that's actually running: clear ownership among the people on it, a forecast New Path's leadership can plan around, and a team you've coached, not just supervised. You'll own key relationships yourself from first conversation through signed contract, hand off cleanly to pre-construction and operations, and be accountable for how the whole group performs, not only your own number.

What You'll Do
  • Prospect and win new commercial clients — developers, operators, franchisees, and property owners — across New Path's core verticals and markets, personally carrying and closing your own deals.
  • Sell New Path's integrated architecture and construction offering — speak credibly to design scope and intent, not just the build, so clients see one team responsible for the whole outcome.
  • Lead and run the business development group: hire, coach, and hold accountable the employees within it, set the team's targets, and be responsible for the group's collective results, not just your own.
  • Own the full sales cycle on your own deals: qualify the opportunity, shape the proposal or RFP response, negotiate scope and terms, and close.
  • Grow single-project relationships into repeat and multi-site programs, the way a strong restaurant or c-store brand relationship turns into location #2 through #20.
  • Build and run a real pipeline across the whole group — a working CRM, accurate stages, and a forecast leadership can trust — not a mental list of contacts.
  • Represent New Path at industry events, association meetings, and with brokers and developers to keep the top of the funnel full, for yourself and your team.
  • Partner with pre-construction and estimating for a clean handoff once a deal is won, and stay close enough to the client to protect the next opportunity.
  • Report pipeline, bookings, team performance, and win/loss results directly to ownership.
What We're Looking For

Required

  • 7–15+ years in commercial construction, design/build, commercial real estate (development or brokerage), or another complex B2B environment selling directly to developers, operators, franchisors, or property owners. Construction experience is a strong plus, not a hard requirement.
  • A track record of personally originating and closing new business — you can name specific clients you found, not just accounts you inherited.
  • Experience leading, managing, or building a business development or sales team — you've had direct reports and owned their performance, not just your own quota.
  • An existing network of relationships with developers, franchisors, operators, or property owners — built inside construction, or built adjacent to it (commercial real estate, lending, bonding/insurance, or similar).
  • Experience carrying and hitting a revenue or bookings number, with real pipeline/CRM discipline.
  • Comfort owning a deal end-to-end: prospecting, qualifying, proposing, negotiating, and closing — not handing off early.
  • If you come from construction/design-build: working knowledge of how design/build delivery, GMP, and cost-plus deals are structured, priced, and negotiated. If you're coming from an adjacent field: a credible, specific plan for getting conversant in these mechanics quickly.
  • Based in, or willing to relocate to the company headquarters in Chicagoland.

Preferred

  • Experience selling an integrated architecture-plus-construction (design/build) offering, rather than construction services alone.
  • Experience selling into restaurant/QSR, gas station/c-store, car wash, multifamily, medical, retail, or self-storage construction — or, if from commercial real estate, a career spent brokering deals in those same verticals.
  • A history of growing a single client into a rollout or multi-site program.
  • Prior player-coach experience — carrying your own number while directly managing a small team.
  • Existing relationships with developers, brokers, or operators in one or more of New Path's markets.
  • Experience building a sales process or CRM discipline from the ground up.
