The ideal candidate is a proactive and analytical real estate professional with extensive experience in asset
management, financial analysis, and operational oversight. They should be skilled in managing third-party
property managers, overseeing capital expenditure projects, and preparing financial reports to support investment
decisions. Knowledge of construction and development is a plus. The role requires close collaboration with the
acquisitions, development, and property management teams, as well as with external partners, municipalities,
and contractors.
Key Responsibilities
Asset Management and Operational Oversight :
- Lead the asset management function for a national multifamily portfolio, ensuring alignment with investment goals from acquisition through disposition.
- Drive investment performance by executing strategic business plans that include financial projections, leasing strategies, capital improvement programs, and expense management initiatives to maximize NOI and asset value.
- Oversee day-to-day operations and financial performance of assigned properties, collaborating with property management teams to implement budgets, monitor KPIs, and ensure operational efficiency.
- Evaluate and lead disposition strategies across the portfolio, with a focus on optimizing returns and exit timing based on market conditions and asset performance.
- Conduct regular property inspections and portfolio reviews to identify operational improvements, revenue generating opportunities, and value-add initiatives.
- Manage and mentor management team members, promoting accountability and professional growth while maintaining a high-performance culture.
- Develop and implement standardized asset management policies, procedures, and reporting frameworks to streamline decision-making across the organization.
- Monitor and analyze market fundamentals including rent growth, occupancy trends, new supply, and sales comparables to inform pricing, marketing, and investment strategies.
- Review and approve annual operating budgets, capital expenditure plans, and reforecast models; update expected returns and property valuations on a semi-annual basis.
- Oversee third-party property management and vendor relationships, ensuring quality service delivery, cost efficiency, and adherence to company standards.
- Consult with the Investments Team during acquisition due diligence, providing market analysis, operating assumptions, and feedback on proposed business plans.
- Build and maintain strong relationships with investors, lenders, and joint venture partners.
- Ensure compliance with all regulatory requirements, company policies, and safety protocols while promoting operational excellence across the portfolio.
Construction & Capital Expenditure Management :
- Lead all capital expenditure projects, ensuring timely completion, budget adherence, and quality control.
- Support acquisitions and due diligence processes, including cost estimation and site inspections.
- Review budgets, contractor bids, and progress reports for construction and renovation projects.
- Conduct on-site visits to ensure compliance with construction schedules and risk mitigation strategies.
- Collaborate with the construction team to execute renovation, repositioning, and capital improvement projects, managing timelines and budgets effectively.
- Prepare detailed financial analyses, including cash flow projections, variance reports, and investor updates.
- Track and monitor loans and manage regulatory compliance.
- Monitor tax assessments, review tax appeal opportunities, and manage appeal processes.
- Generate comprehensive financial reports and written memorandums for internal stakeholders and investors.
- Lead quarterly reporting efforts, including preparation of investor communications, performance reports, and firm-wide market updates.
Qualifications
- Bachelor’s degree in Real Estate, Finance, Business Administration, Construction Management, or a related field; master’s degree or MBA preferred.
- Minimum of 4 years of experience in asset management, with a focus on multifamily and mixed-use development, value-add strategies, and capital expenditure projects.
- Proven expertise in asset management, investment analysis, and financial modeling, including cash flow forecasting, sensitivity analyses, and complex debt and equity waterfall structures. Strong analytical background in financial reporting, variance analysis, and performance optimization.
- In-depth understanding of real estate investment drivers and valuation techniques, with working knowledge of financing, accounting, leasing, and capital market concepts.
- Demonstrated leadership and team management capabilities, with a hands-on, entrepreneurial approach to asset management.
- Excellent communication, negotiation, and relationship-building skills, with the ability to collaborate across internal teams and cultivate external partnerships.
- Strategic and solutions-oriented thinker with the ability to work independently, prioritize tasks, and manage multiple projects in a fast-paced environment.
- Ability to travel to various property and construction sites as needed.
