Job summary

Work With Focus is seeking a Director of Acquisitions to lead site sourcing for ground-up multifamily and mixed-use development in Chicago and nationally, with emphasis on the southeastern U.S. You will shape the pipeline and guide geographic growth, reporting to the EVP of Development and collaborating with brokers, landowners, and partners.

You'll identify on- and off-market opportunities, build broker networks, track market trends, and support underwriting with leadership to drive Focus’s

Qualifications

• 5+ years of experience in real estate acquisitions.
• Proven ability to source and secure ground-up development sites, including off-market opportunities.
• Strong market research and analysis skills with multifamily underwriting experience.
• Experience contributing to business development or growth strategy at leadership level.

Responsibilities

• Identify, qualify, and secure on-market and off-market development sites.
• Build and maintain a strong pipeline of ground-up multifamily and mixed-use opportunities.
• Become the go-to contact for brokers for early access to opportunities.
• Track supply/demand, comps, land pricing, and construction costs to guide strategy.
• Define target markets, product types, deal criteria, and pipeline goals with leadership.
• Evaluate opportunities through due diligence and zoning/entitlement feasibility.
