Job summary

Focus-Development-Inc in Chicago seeks a Director of Acquisitions to lead the sourcing of ground-up development sites and build a robust on- and off-market pipeline in Chicago, its suburbs, and national markets with an emphasis on the Southeast U.S.

You will shape Focus’s business development strategy, manage broker relationships, and guide market-entry efforts while collaborating with leadership on deal priorities and entitlements. A proven multi-family underwriting background is preferred.

Qualifications

• Bachelor’s degree in Business or Real Estate; 5+ years real estate acquisitions experience.
• Proven track record sourcing and securing ground-up development sites, including off-market opportunities.
• Robust network in the real estate industry with broker connections.

Responsibilities

• Lead site sourcing for ground-up multi-family and mixed-use development sites and maintain a strong pipeline of on-market and off-market opportunities.
• Build and deepen broker relationships, positioning Focus as a preferred buyer with early access to off-market deals.
• Research and evaluate new markets; lead market-entry efforts and establish local networks with brokers, landowners, and partners.
• Monitor real estate market conditions and translate findings into actionable insights for leadership.
• Partner with executives to shape Focus’s business development strategy, markets, products, and deal criteria.
• Assist in due diligence, initial financial modeling, and underwriting in collaboration with the Senior Analyst.
• Support zoning entitlements with other teams through neighborhood and community meetings.
• Network in the industry to attract new business and promote Focus projects at events.
