Job description

Location Centennial - 6465 S. From the development of award-winning, master-planned communities to the creation of well-designed homes, we are committed to cultivating exceptional life experiences for our customers, partners, employees, and members of the community. As part of Brookfield — one of the largest alternative asset managers in the world — we harness our resources to bring a fresh approach, unparalleled creativity, relentless innovation, and sound Sustainability practices to the planning, development, and management of buildings everywhere. From offices, retail spaces, and logistics facilities to multifamily residences, hospitality establishments, and mixed-use structures — we are reimagining real estate from the ground up.

The Director, Finance (Land & Development) serves as a strategic finance leader and key business partner to the Land, Development, and Homebuilding teams. Working closely with the VP Finance and senior operational leaders, this role is responsible for providing financial leadership across divisional financial planning, budgeting, forecasting, business performance analysis, investment evaluation, and strategic initiatives. The successful candidate will bring strong financial expertise, analytical capabilities, and business acumen, with an understanding of land development, homebuilding, and real estate finance. This individual will play a critical role in driving financial performance, challenging assumptions, identifying risks and opportunities, and delivering actionable insights that support informed decision‑making across the division. This position requires a proactive, results‑oriented leader who thrives in a fast-paced, entrepreneurial environment, takes ownership of complex financial initiatives, and builds strong relationships across the organization. The role offers a clear succession path for a motivated finance professional who demonstrates the leadership capabilities, strategic thinking, and financial expertise necessary to advance into a senior finance leadership position.

Key Responsibilities
  • Financial Planning, Forecasting & Business Performance: Lead annual business planning, budgeting, quarterly forecasting, and long‑range financial planning processes in alignment with divisional and corporate objectives. Oversee financial performance analysis across land development and homebuilding operations, identifying key trends, risks, opportunities, and areas for improvement. Develop and maintain comprehensive financial forecasts, including revenue, gross margin, NOI, cash flow, and return metrics. Partner with operational leaders to evaluate performance against business plans, understand variances, and develop actionable strategies to achieve financial objectives. Provide forward‑looking financial analysis and scenario modeling to support strategic planning, resource allocation, and operational decisions. Prepare and present financial results, forecasts, and business performance insights to divisional and corporate leadership.
  • Strategic Finance & Operational Partnership: Serve as a trusted financial business partner to Land, Development, and Homebuilding leaders, providing meaningful financial insights that support operational execution and profitability. Collaborate with cross‑functional teams to evaluate community performance, development schedules, pricing strategies, cost structures, and investment returns. Challenge financial and operational assumptions, identify potential risks, and recommend strategies to improve business performance. Support strategic initiatives and special projects through detailed financial analysis, modeling, and recommendations. Provide independent, data‑driven perspectives that influence executive decision‑making and promote financial accountability. Develop a strong understanding of divisional operations and translate financial results into actionable business recommendations.
  • Financial Modeling, Analysis & Investment Evaluation: Oversee the development, maintenance, and analysis of land development and community financial pro formas, ensuring accuracy, consistency, and alignment with business objectives. Evaluate project‑level financial performance, including gross margins, cash flow, IRR, ROI, and other key financial metrics. Support the financial evaluation of land acquisitions, development opportunities, and strategic investments as needed. Perform sensitivity analyses and evaluate alternative business scenarios to assess financial impacts and optimize returns. Partner with operational teams to assess project feasibility, development costs, timing assumptions, and overall profitability. Ensure financial models and investment analyses provide meaningful insights to support both short‑term operational decisions and long‑term strategic objectives.
  • Financial Reporting, Systems & Process Improvement: Enhance financial reporting, dashboards, and analytical tools to provide greater visibility into divisional and project‑level performance. Identify opportunities to improve financial processes, reporting accuracy, forecasting capabilities, and operational efficiencies. Leverage financial systems, technology, and data analytics to streamline reporting and strengthen decision‑making. Promote consistency, accuracy, and accountability in financial reporting and planning processes. Collaborate with Accounting, Finance, and operational teams to ensure financial information is reliable, timely, and aligned with business needs.
  • Leadership & Professional Development: Lead, mentor, and develop finance team members, fostering a culture of accountability, collaboration, continuous improvement, and professional growth. Demonstrate a strong sense of ownership, initiative, and accountability while managing multiple priorities and complex financial initiatives. Build effective working relationships with divisional leadership, corporate finance, accounting, and operational teams. Proactively identify opportunities to improve financial performance, enhance processes, and drive meaningful change.
