Job summary

American Real Estate Partners (AREP) seeks a Director, Asset Management at its McLean, VA headquarters to own full‑cycle asset performance across Office, Industrial and Residential assets. In this hands‑on role you’ll drive lease approvals, debt strategy, and JV structures, coordinating with leasing, construction, and accounting teams.

You will develop valuation models in ARGUS and Excel, negotiate with brokers and tenants, and present investment results to senior leadership.

Qualifications

• Bachelor's degree required; Masters degree encouraged.
• 7+ years of commercial real estate experience with ownership of asset management, leasing, or acquisitions responsibilities.
• Advanced proficiency in ARGUS and Excel; build valuation models from scratch.
• Experience negotiating with brokers and tenants and structuring lease economics.
• Knowledge of debt structures and lender relationships; familiarity with JV equity structures and waterfall mechanics.
• Coordinate construction, leasing, and accounting to drive asset-level plans to completion.
• Independent, hands-on contributor in a fast-paced environment with strong ownership and follow-through.
• Excellent analytical, written, and verbal communication skills for presenting to leadership and investors.

Responsibilities

• Serve as the primary contact for lease approvals across asset types and oversee lease transactions with brokers and tenants as the role matures.
• Negotiate lease terms and structure to implement the asset management business plan and ensure financial performance.
• Develop and maintain ARGUS and Excel valuation models; stress-test assumptions against the business plan.
• Manage debt strategy in partnership with lenders, including originations, refinancing, and compliance.
• Analyze JV equity structures and waterfall mechanics with legal and capital markets teams.
• Support full-cycle disposition and recapitalization through due diligence and information requests.
• Coordinate with construction, leasing, and accounting teams for budgeting, reforecasting, and capital projects.
