RealREPP, a full-service, nationally recognized recruiting firm, is partnering with a privately held real estate investment firm based in Orange County to hire a Director of Asset Management and Acquisitions.

This is an exciting opportunity for a driven real estate professional to step into a highly visible role working directly with the executive team to help guide portfolio strategy, drive asset performance, and support continued growth through acquisitions.

The company has a diverse, stabilized portfolio across retail, office, medical office, and industrial assets, with a strong focus on expanding its footprint throughout the Southern California market.

The Director of Asset Management and Acquisitions will be responsible for overseeing portfolio operations, maximizing asset value, identifying new investment opportunities, and executing strategic business plans across the company’s portfolio. This individual will play a key role in acquisitions, underwriting, leasing strategy, capital planning, reporting, and overall portfolio profitability.

Key Responsibilities
  • Oversee overall portfolio operations and profitability, ensuring each asset is positioned to achieve strong financial and operational performance.
  • Develop and execute strategic business plans for each property to enhance value, protect asset performance, and support long‑term ownership objectives.
  • Identify opportunities to increase portfolio value through NOI growth, leasing strategies, capital improvements, expense controls, redevelopment opportunities, and operational efficiencies.
  • Conduct hold/sell analyses and provide data‑driven recommendations to support disposition strategy and timing.
  • Identify acquisition opportunities and provide valuation, underwriting, and financial analysis for new investments.
  • Support the due diligence process for new portfolio acquisitions.
  • Underwrite new investment opportunities and existing portfolio assets, preparing detailed financial models, sensitivity analyses, and return projections to support acquisition, refinancing, and disposition decisions.
  • Review and analyze property‑level operational and financial reports to monitor income, expenses, revenue growth, expense control, and overall asset performance.
  • Review and assist with annual property budgets, capital plans, proformas, and return‑on‑investment analysis.
  • Track, analyze, and report on market data, including lease rates, competitor activity, market trends, and investment conditions.
  • Lead leasing strategy across the portfolio, including new leases, renewals, tenant workouts, and optimal tenant mix planning.
  • Create and maintain market valuation packages for portfolio assets and help establish lease rate targets based on market conditions and asset strategy.
  • Interact with listing brokers, review marketing materials, and provide strategic direction on leasing efforts.
  • Create and manage lease deal tracking tools to analyze rates, terms, tenant improvements, free rent, base rent, and net effective rent.
  • Negotiate and approve LOIs, lease agreements, lease renewals, and tenant workout agreements.
  • Develop and implement capital improvement strategies that support asset value, tenant retention, and investment returns.
  • Prepare and deliver monthly asset management reports to ownership, summarizing financial performance, leasing activity, capital projects, operational updates, and strategic initiatives.
  • Prepare long‑term cash flow projections, including 10‑year capital budget forecasts.
  • Work closely with attorneys, property managers, accountants, brokers, lenders, insurance agents, and other third‑party partners on legal, operational, tax, audit, financing, and compliance matters.
  • Track debt maturities, lender covenants, insurance requirements, DSCR requirements, and supporting documentation to ensure timely compliance.
  • Manage property‑level and entity‑level insurance needs, including evaluating coverage, coordinating with insurance agents, and negotiating new or existing policies.
  • Ensure compliance with governmental requirements, including business licenses, municipal filings, regulatory requirements, and other property‑related obligations.
  • Review assessed values annually and determine whether appeals or reassessments should be pursued.
  • Assist with development projects, redevelopment opportunities, and entitlement processing as needed.
  • Utilize asset management platforms and technology tools to support data‑driven decision‑making, portfolio reporting, and operational optimization.
  • Support special projects as assigned by the executive team.
Qualifications
  • Bachelor’s degree in finance, accounting, real estate, business, or a related field required.
  • Minimum of five years of proven experience in asset management and acquisitions, including lease negotiations and redevelopment experience.
  • Additional experience in residential development and/or property management is preferred.
  • Strong financial acumen with demonstrated experience in underwriting, return analysis, lease modeling, investment performance analysis, and portfolio strategy.
  • Advanced Excel skills required, with experience using asset management platforms or property technology systems such as Yardi, Argus, MRI, or similar strongly preferred.
  • Ability to conduct hold/sell analyses, build value creation plans, and model investment performance to support return‑driven portfolio decisions.
  • Excellent verbal and written communication skills, with the ability to work effectively with ownership, executives, brokers, attorneys, property managers, accountants, lenders, and other key stakeholders.
  • Highly detail‑oriented, self‑motivated, analytical, and organized.
  • Hands‑on problem solver with the ability to manage multiple priorities, drive projects forward, and make sound business recommendations.
  • Proven ability to work collaboratively in a team environment while also independently leading initiatives.
  • Industry designations or certifications are a plus.
