Vista Prairie Communities seeks a Director, Asset Management to oversee capital improvement projects across all communities, focusing on long-term preservation, optimization, and operational efficiency of real estate assets.

You will lead portfolio strategy, capital allocation and technology leadership while guiding standardization and training across multi-site operations. Regular travel to MN, IA and WI locations is required.

Qualifications

• Bachelors degree in Building Engineering, Construction Management, Real Estate Development or Business/Finance.
• 10+ years in facilities management, building engineering, property management, or construction PM.
• Strong knowledge of building systems (mechanical, electrical, plumbing, HVAC) and real estate development.
• Proven ability to influence and collaborate with cross-functional, decentralized teams.
• Experience deploying asset management software across an enterprise.
• Strong financial acumen with multi-million-dollar capital budgets and negotiations.

This position is accountable for the long-term preservation, optimization and operational efficiency through all real estate and properties of the organization.

What You'll Do:

• This role ensures all properties are safe, compliant, and efficient while managing major capital expenditures (such as equipment replacements, elevators, and physical plant upgrades).
• This position will also serve as a primary point of contact and expert in the organization-wide asset management system.
• Key Accountabilities include:Portfolio Strategy & Capital Allocation, Asset Management and Technology leadership, Operational Consultation & Influence, Standardization, and Training& Mentorship.

What You'll Need:

• Bachelor's degree in Building Engineering, Construction Management, Real Estate Development or Business/Finance.
• 10 or more years of progressive experience in facilities management, building engineering, property management, or construction project management. Experience in multi-site operations is highly preferred.
• Strong background in building engineering systems (mechanical, electrical, plumbing, HVAC) and real estate development or property acquisition. Experience in senior living, healthcare, or hospitality environments is a significant plus
• Proven track record of leading through influence and building strong, collaborative relationships with cross-functional, decentralized teams.
• Demonstrated experience independently implementing or managing facilities/asset management software systems across an enterprise.
• Strong financial acumen with experience managing multi-million-dollar capital budgets, timelines, and contract negotiations.
• Ability to travel regularly to community locations across MN, IA, and WI as needed.
