Compensation: $70,000–$80,000 annually, based on experience

About Us:

At WGP Property Management, a Three Pillar Company, we're passionate about creating communities people are proud to call home. From great manufactured housing neighborhoods to welcoming RV parks and apartment communities, we make sure every resident feels valued and cared for.

Headquartered in Spring, Texas, we proudly manage 125 communities across 15 states, representing more than 10,000 homes — and growing!

At Three Pillar, we live by our VALUES: Take action. Be thoughtful and thorough. Obligation to speak up. Strive to be better. One team. These values shape how we work, lead, and collaborate, driving our decisions, teamwork, and commitment to excellence. Our MISSION is clear and meaningful: To provide safe, reliable housing for our residents and safe, reliable returns for our investors. Guided by this mission and our core values, we work together to create communities where people feel at home and proud to belong.

Position Overview:

The Digital Marketing Manager leads digital marketing strategy and execution across our manufactured housing and RV communities, with a focus on driving qualified leads, home sales, and occupancy. This role analyzes lead funnels and performance data to identify growth opportunities, manages paid media and lead nurture campaigns, and strengthens our communities' digital presence.

Reporting to the Director of Marketing & Technology, this role partners with community, sales, and operations teams, along with any outside agencies we engage. The ideal candidate is a hands-on, data-driven marketer with multi-location experience and the technical fluency to build campaigns, funnels, and reporting from the ground up.

Key Responsibilities:

Duties may include all duties reasonably associated with managing digital marketing and lead generation across the portfolio, including, but not limited to:

Digital Strategy & Lead Generation:

  • Develop and execute digital marketing strategies that drive qualified traffic, leads, home sales, and occupancy across the portfolio.

  • Analyze the lead funnel, from first inquiry to move-in or home sale, to identify opportunities to improve lead volume and conversion.

  • Identify underperforming communities and implement targeted marketing action plans.

  • Recommend and test new channels, tactics, and technologies.

Paid Media & Campaigns:

  • Plan, launch, and optimize paid search (PPC/SEM), paid social, and retargeting campaigns.

  • Build lead nurture campaigns, landing pages, and email automation in our CRM.

  • Manage marketing budgets and track spend against monthly and annual targets.

  • Manage relationships with outside agencies or vendors, if applicable.

Digital Presence & Content:

  • Oversee community websites, internet listing services (ILS), and local listings to ensure accuracy and maximize visibility.

  • Create and improve marketing collateral and digital content, including ads, landing pages, emails, photos, and video.

  • Support online reputation management and review generation across communities.

  • Maintain consistent brand standards across communities and channels.

Analytics & Reporting:

  • Track marketing KPIs, including lead volume, cost per lead, lead-to-move-in and lead-to-sale conversion, and marketing ROI.

  • Maintain lead tracking, attribution, and marketing dashboards for leadership and operations.

  • Conduct regular digital audits of websites, listings, and campaigns.

Marketing Technology & Field Support:

  • Administer our CRM and marketing technology stack, including integrations with property management software.

  • Build workflows and automations that improve lead handling and reduce manual work.

  • Train and support community teams on lead handling, marketing tools, and best practices.

  • Support marketing setup for newly acquired communities.

  • Other duties and special projects may be assigned

Qualifications:

  • Bachelor's degree in Marketing, Communications, Business, or a related field, or equivalent experience.

  • 3–5 years of digital marketing experience, preferably in property management, manufactured housing, multifamily, real estate, or hospitality.

  • Proven experience managing PPC/SEM, paid social, and retargeting campaigns and budgets.

  • Hands‑on experience with CRM and marketing automation platforms (HubSpot preferred), including landing pages, email nurtures, and lead workflows.

  • Experience with SEO, ILS platforms, and online reputation management.

  • Strong analytical skills, including working knowledge of Google Analytics, lead attribution, and marketing ROI.

  • Ability to create or direct digital creative; experience with Canva or Adobe Creative Suite a plus

  • Experience working with marketing agencies or vendors a plus

  • Multi‑location or multi‑property marketing experience preferred

  • Familiarity with property management software (Rent Manager experience a plus)
