Job summary

The Quest Organization is seeking a Developer Manager — LIHTC / Affordable Housing in Louisville. The role guides affordable housing projects from feasibility through closing, coordinating finance, regulatory steps, and stakeholder collaboration.

You will model finances, secure subsidies, manage zoning and environmental reviews, and lead cross-functional teams to deliver on time and within budget. Strong communication and project leadership are essential.

Qualifications

Bachelor’s degree in Real Estate, Finance, Urban Planning, Public Administration, or related field.
3 years of experience in real estate development or project management.
Experience with LIHTC and Affordable Housing preferred.
Proficiency in financial modeling and Excel; experience with PM tools a plus.
Excellent written, verbal, and interpersonal communication skills.
Ability to manage multiple projects and deadlines simultaneously.

Responsibilities

Evaluate potential affordable housing sites and assess alignment with program and funding requirements.
Prepare and analyze pro formas, including LIHTC modeling, subsidies, and layered financing.
Secure funding through tax credits, bonds, grants, loans, and public/private partnerships.
Prepare LIHTC, HUD, and other housing funding applications.
Oversee zoning, land use, and permitting to ensure regulatory compliance.
Coordinate third-party reports to support financing and closing.
Lead financial closings and coordinate with lenders and investors.
Collaborate with municipalities, community partners, architects, engineers, contractors, and investors throughout the project lifecycle.
