Job description

US (Texas) – Remote (ideally Amarillo or Dallas)

A privately owned infrastructure and digital assets developer is seeking an experienced Development Manager to lead the commercial development of a powered infrastructure asset in Texas through to a sale, joint venture, or other strategic transaction.

This is an owner-side role responsible for driving development activities across power, fibre, land and transaction readiness. Working directly with the owner and established advisors, consultants and technical specialists, you will manage critical workstreams, coordinate key stakeholders, and help maximise asset value through to transaction completion.

The successful candidate will lead the project day-to-day, providing regular recommendations and updates to the owner, who retains final approval and signing authority.

Further project details will be provided following execution of an NDA.

The Opportunity

The immediate focus is on advancing the project through key development milestones, securing additional power and connectivity, completing due diligence activities, and preparing the asset for a strategic transaction.

Responsibilities:
  • Lead the negotiation of a sale, joint venture, or power-and-land-for-equity structure alongside the owner's legal counsel, from term sheet through to closing.
  • Lead utility engagement, firm-capacity applications, interconnection activities and power expansion initiatives.
  • Identify and secure additional power capacity opportunities.
  • Coordinate fibre strategy, carrier engagement and connectivity procurement.
  • Negotiate land acquisitions, expansion opportunities and associated rights.
  • Drive title, permitting, valuation and due diligence workstreams.
  • Coordinate utility, engineering, environmental, legal and advisory stakeholders to achieve project milestones.
  • Support technical development activities and transaction-supporting documentation.
  • Provide regular commercial, development and risk-management updates to the owner.
Requirements:
  • Personally closed at least one powered-site sale, acquisition or joint venture in Texas or elsewhere in the United States.
  • Personally managed a large-load interconnection process or firm-capacity request through a utility, ideally within the SPP market.
  • Experience managing power, fibre, land and legal workstreams simultaneously through to a transaction or major commercial milestone.
  • Applicants without direct experience in powered-site transactions, utility-led capacity projects and owner-side development leadership are unlikely to be a suitable fit.
  • Acting as an owner's representative, development manager or project lead on data centre, digital infrastructure, energy or powered-land projects.
  • Coordinating utilities, engineers, lawyers, consultants, network providers and landowners throughout the development lifecycle.
  • Managing projects where power availability, fibre connectivity and site readiness were key value drivers.
  • Supporting land acquisition, site control agreements and development-related commercial negotiations.
  • Driving due diligence, permitting, valuation and project development activities.
  • Delivering powered-land, grid-connected, data centre, AI/HPC, digital infrastructure or energy projects.
  • Experience with utility-scale power projects, interconnection processes, fibre infrastructure or transmission stakeholders.
  • Familiarity with the Texas power market, SPP region or broader North American infrastructure sector.
