Beale Infrastructure is seeking a Development Manager to drive go-to-market strategy, acquisitions and greenfield development for new hyperscale data centers. You will shape metro-level strategies, lead site due diligence, utility planning and entitlement applications, and negotiate leases with tenants.

You will work across property development, utility strategies, campus planning and project delivery, traveling up to 25% to project sites and stakeholder meetings.

Purpose of the Position: The Development Manager will work closely with Beale development teams and subject-matter experts to drive go-to-market strategy, acquisitions and greenfield development execution for new hyperscale data centers. The Manager will have a direct role helping to shape Beale’s metro-level strategies and support a wide range of workstreams across property due diligence, utility strategies, campus planning, entitlement applications, tenant lease negotiations and development execution.

This role is an exciting opportunity offering front-line experience with expert data center development and delivery teams working from project concept stage through to development de-risking, energization and construction. It also offers direct collaboration opportunities with hyperscale tenants, who include the world’s leading technology companies.

Scope & Requirements: Day-to-day responsibilities will center on project management workstreams for site due diligence, development, utility planning and entitlements for data center sites. The Manager will help build regional intelligence on data center and utility supply/demand dynamics and drive development and feasibility analysis for a designated region. They will collaborate with a large cross-functional team of Beale subject matter experts, vendors and technical consultants and travel regularly to project sites and local stakeholder meetings (<25% travel anticipated).

To be successful in this role, the Manager must be a highly strategic thinker with the ability to problem-solve, negotiate and execute complex deals. Core required skills and knowledge include 1) real estate location strategy, project development and entitlements execution; 2) working high-level knowledge of water and power infrastructure; and 3) ability to negotiate commercial agreements in support of land, civil improvements and infrastructure. Direct experience with data centers is preferred but not required.

Key Role Responsibilities
  1. Project Entitlements Management
  • Lead the entitlement process for data center sites, navigating local zoning, land use, and regulatory requirements.
  • Manage applications and processes to ensure project approvals and site readiness.
  1. Due Diligence and Risk Management
  • Oversee due diligence on project sites, gathering critical information on property attributes, permits, and condition reports.
  • Drive risk management efforts by tracking potential issues and preparing comprehensive mitigation plans.
  • Ensure all unmitigated risks are transparently tracked and reported to leadership.
  1. Delivery Team Coordination
  • Drive coordination between Development and Delivery teams to track project workstreams.
  • Develop and manage integrated project schedules and budgets.
  • Identify open risks and move quickly to elevate team concerns and implement resolution plans.
  1. Project Schedule and Reporting
  • Track project milestones and critical path activities to identify potential schedule impacts.
  • Develop mitigation strategies to keep projects on timeline.
  • Prepare formal status updates and reporting for leadership and external stakeholders.
  1. Budgets & Contracts Administration
  • Manage consultant contracts, invoices, and NDAs to ensure compliance and timely processing.
  • Monitor project costs and commitments to support budget tracking.
  • Coordinate with finance to reconcile budgets and assist in preparing financial reports.
  1. Stakeholder and Consultant Liaison
  • Manage and schedule project meetings with consultants, clients, and internal teams.
  • Maintain master contact lists and establish clear communication channels across all project stakeholders.
  1. Coordination and Meetings Support
  • Record project and stakeholder meeting minutes and manage internal/external trackers to provide visibility into timelines.
  • Coordinate site visits and logistics for the Beale team, vendors, and client teams.
  1. Document Management and Organization
  • Maintain all project-related documents in project management systems, ensuring accuracy and completeness.
  • Organize project files and notes to satisfy reporting requirements.
  • Manage version control and ensure transparent document access for the broader team

Qualifications:

  • Bachelor’s degree in Real Estate, Construction Management, Engineering, Business Administration or a related field.
  • 2-4 years of experience in project management, real estate development, or construction, preferably with greenfield or large-scale development projects.
  • Proficiency in project management software and Microsoft Office Suite.
  • Exceptional organizational skills with a strong attention to detail.
  • Excellent written and verbal communication skills, with experience in preparing reports and tracking project metrics.

It is expected that the base annual salary range for this position will be $150,000 - $225,000. Pursuant to any applicable law or regulation, the anticipated salary range may include a performance-based discretionary annual bonus. Factors that may affect a candidate’s starting pay within this range include geography, skills, experience and other qualifications for the role. This full-time position is eligible for generous benefits, including health, dental, and 401 (k).
