Job description

Job Classification: Regular, Full-Time; Exempt Employee

Company Description: ECP Partners is a commercial real estate development firm headquartered in Palm Beach Gardens, Florida. The company transforms acquired sites into client driven projects, including single tenant retail, healthcare, and grocery anchored shopping centers. We are a hard-working team committed to excellence in all that we do, but we also have fun as a team, put people before profits, and believe in work/life balance. We recommend learning more about our company at www.ecpdev.com.

Job Summary: The Development Manager keeps ECP's projects moving from contract through construction completion and tenant turnover. Working alongside the company's deal makers and senior development staff, you will track tasks and deadlines across several projects at once, coordinate due diligence and entitlements, manage consultant and vendor relationships, review project invoices, and keep schedules and reports current. This role is built for someone with one to four years of commercial real estate development experience, often as a development coordinator, assistant, or junior project manager with a merchant developer, who is ready to take on more ownership. You will learn the full development lifecycle on single tenant retail, healthcare, and grocery anchored projects, with a clear path to leading projects independently.

Key Responsibilities:
  • Task tracking & project coordination: Maintain each project's task list, action items, and key contract dates, and follow up with internal team members and outside parties so nothing stalls.
  • Schedule management: Build and update project schedules and Gantt charts in Microsoft Project; track critical-path dates such as due diligence expiration, hearings, permit issuance, closing, and rent commencement; and flag schedule risks early.
  • Due diligence: Order, track, and review third-party reports, including ALTA surveys, title commitments, Phase I ESAs, geotechnical reports, zoning reports, and utility availability letters, and summarize findings and open issues for the deal team.
  • Entitlements & permitting: Coordinate site plan, rezoning, variance, platting, and building permit applications with engineers, architects, land use attorneys, and municipal staff, tracking review comments and resubmittals through approval.
  • Vendor & consultant management: Maintain the project directory and vendor log (scopes, proposals, contracts, certificates of insurance, W-9s, and deliverable dates) and hold consultants to their schedules.
  • Project accounts payable: Review consultant and contractor invoices and pay applications against contracts, approved budgets, and change orders; code costs to the correct budget line; track lien waivers and retainage; and route invoices for approval.
  • Budget tracking: Update project budgets and cost reports as commitments and invoices come in, and identify variances for review.
  • Construction & turnover support: Support senior staff through general contractor bidding and construction by attending owner-architect-contractor meetings, tracking open items, and coordinating tenant turnover and closeout documents.
  • Reporting: Prepare and deliver the company's weekly project status reports, meeting agendas, and action-item summaries on time.
  • Administrative support: Assist deal makers by coordinating calls, meetings, site visits, and travel; manage project files and document control; and draft routine correspondence.
  • Relationship management: Serve as a responsive, professional point of contact for clients and tenants, consultants, contractors, municipal staff, and brokers, building the relationships that keep projects on track.
Qualifications:
Required
  • One to four years of commercial real estate development experience, preferably as a development coordinator, assistant development manager, or project coordinator with a merchant developer, retail developer, or owner's representative.
  • Hands-on exposure to several of the following: due diligence, entitlements and permitting, schedule tracking, vendor management, and project invoice review.
  • Bachelor's degree in real estate, construction management, business, urban planning, engineering, or a related field, or equivalent experience.
  • Proficiency in the Microsoft Office suite, especially Excel, Outlook, and Word.
  • Valid driver's license and ability to travel to project sites as needed.
Preferred
  • Experience with Microsoft Project or other scheduling software, and with project accounting or AP approval systems.
  • Familiarity with Florida land development processes, such as local site plan review, water management district permits, and FDOT access permits.
  • Experience with single tenant retail, restaurant, bank, healthcare, or grocery anchored projects.
Attributes of the successful candidate:
  • Highly organized and detail-oriented, with great follow up and follow through.
  • Able to keep many moving pieces in order across multiple projects in a fast-paced environment.
  • Dogged determination to understand and resolve problems, using both persistence and creativity.
  • Demonstrable interpersonal and relationship building skills; comfortable working with clients, consultants, contractors, and public officials.
  • Strong communication skills, demonstrated in both writing and conversation.
  • Self-motivated and comfortable working with minimal supervision, while knowing when to raise an issue.
  • A "can do" attitude and positive outlook in general; maturity to deal with challenges.
  • Desire to continuously support the cause, always looking for a way to help.
  • Eager to learn the full development process and grow into leading projects independently.
  • An affinity for new technology and software in general, including project management and productivity tools.
