Job summary

The Garrett Companies is seeking a Development Intern to support the design, entitlement, and due diligence processes for multifamily projects. You will assist in zoning research, site plan reviews, and coordinating with consultants and engineers to move developments forward.

Ideal candidates are enrolled in a related degree, proficient in Microsoft Office, with strong verbal and written communication, and a willingness to learn through hands-on mentorship and real-world assignments.

Qualifications

  • Currently enrolled in Bachelor's or Master’s degree in Real Estate, Architecture, Urban Planning or related field.
  • Must be proficient in Microsoft Office Suite.
  • Excellent verbal and written communication.
  • Experience with marketing, public speaking and presentations is a plus.

Responsibilities

  • Support the Development team through design, entitlement, and due diligence phases.
  • Research zoning codes, land use policies, and assist with entitlement submittals.
  • Review site plans, track applications, and coordinate with consultants, architects, and engineers.
  • Compile property reports, surveys, and environmental assessments.
  • Assist in analyzing site feasibility (access, utilities, topography).
  • Assist with title reviews, impact fee budgets, and due diligence checklists.
  • Abstract key dates and help manage project schedules; use MS Project and Monday.com.
  • Prepare presentations, attend team meetings, and support day-to-day tasks.

What You’ll be Doing:

The Development Intern will serve as a support resource for the Development team during the design and entitlement process, specifically after site identification.

Major Objectives:
  • ·Track a working list of development tasks and efficiently work them to completion.
  • ·Identify ways to systemize reoccurring tasks and implement improvements related to such.
  • ·Research topics and summarize findings as they relate to specific project needs.
  • ·Learn about the process of development and be assigned tasks that could involve design management, risk assessment, contract and schedule management.
  • ·Be a problem solver. As a member of the Development team of The Garrett Companies, we solve problems.
Specific Duties & Responsibilities:
  • ·Support the Development team throughout the design, entitlement, and due diligence phases.
  • ·Research zoning codes, land use policies, and assist with entitlement submittals.
  • ·Review site plans, track applications, and coordinate with consultants, architects, and engineers for required materials
  • ·Compile and review property reports, surveys, and environmental assessments
  • ·Assist in analyzing site feasibility (e.g., access, utilities, topography)
  • ·Assist with title reviews, impact fee budgets, and due diligence checklists.
  • ·Abstract key dates from agreements and help manage project schedules.
  • ·Use Microsoft Project and Monday.com to support tracking and reporting.
  • ·Prepare presentations, attend team meetings, and support day-to-day tasks.
  • ·Assist with administrative tasks related to project management

Requirements
Educational Requirements:
  • ·Currently enrolled in Bachelor's or Master’s degree in Real Estate, Architecture, Urban Planning or some other relevant field.
  • ·Must be proficient in Microsoft Office Suite.
  • ·Must be an excellent verbal and written communicator.
  • ·Skills and experience with marketing, public speaking, and presentations is a plus.
