Overview

The Development & Construction Director is responsible for:

• Identification, feasibility analysis, and negotiations of real estate transactions.
• Working with outside counsel to create and execute lease contracts, focusing on variables that maximize store profitability (PL bottom line). Variables include base rent, tenant allowance, scope of landlord construction work, protection from rent during unforeseen circumstances, cotenant conditions, and contract termination conditions.
• Involvement in store construction and infrastructure-related projects.
• Architecture design, construction, and maintenance of company facilities.
• Obtaining and maintaining necessary permits and licenses to ensure compliance with ordinances.
• Collaborating with outside architectural firms for planning and managing construction projects.
• Communicating with relevant departments concerning new store openings.
