Job summary

CoCalibrate Real Estate Solutions seeks an experienced Project Manager to oversee residential renovation and custom home projects in Vancouver and the Lower Mainland. You will manage design coordination, trades, and budgets from concept through completion, ensuring quality and timely delivery.

The ideal candidate has 5+ years in residential PM, strong organization, and proficiency with JobTread, Buildertrend, or CoConstruct. A valid BC driver’s license is required to visit sites regularly.

Qualifications

  • Minimum of 5 years of project management experience within residential design-renovations, custom home building, or interior architecture.
  • PMP designation is preferred.
  • Valid BC Driver’s License required.
  • Experience with end-to-end construction PM systems (JobTread highly preferred; others acceptable).
  • Deep familiarity with Vancouver and Lower Mainland permitting processes and trade networks.
  • Strong understanding of wood-frame construction, interior finishes, millwork detailing, and mechanical/electrical integration.

Responsibilities

  • Pre-Construction, Budgeting & Scope Development with interior design team.
  • Translate design concepts into detailed scopes of work and preliminary estimates.

We're looking for an experienced Project Manager who is passionate about residential construction, exceptional design, and bringing complex projects together seamlessly. In this role, you'll oversee custom homes and renovation projects from concept to completion, working closely with clients, designers, trades, and suppliers to ensure every detail is executed to the highest standard. You'll have experience using construction project management software such as JobTread, Buildertrend, or CoConstruct and be comfortable managing multiple moving pieces while maintaining exceptional organization and communication. A strong understanding of wood-frame construction, millwork, interior finishes, and mechanical and electrical coordination is essential. Success in this role also requires a deep understanding of the Vancouver and Lower Mainland construction industry, including local permitting processes and established trade relationships. A valid BC Driver's License is required, as you'll regularly visit project sites throughout the region. Responsibilities:
  • Pre-Construction, Budgeting & Scope Development
  • Work hand-in-hand with the interior design team during the initial design phases to assess client vision, structural, logistical, and time sequencing, and trade requirements.
  • Translate conceptual design concepts into concrete, detailed project scopes of work and preliminary construction estimates. (Note: Millwork and countertops are within the scope of the designer)
  • Client Approval, Trade Day & Scope Validation
  • Solicit, review, and estimate detailed quotes from trusted sub-contractors for validation upon client approval; anticipate all needed support from the client presentation to ensure every aspect of the project has been thought out and factored into the quote
  • Upon client conceptual agreement and deposit payment, organize and lead on-site "Trade Days," coordinating with key sub-contractors (plumbing, electrical, framing, millwork) to walk the space, identify site constraints, and finalize technical requirements.
  • Project Execution & Construction Management
  • Synthesize feedback from the Trade Day to validate the final scope, eliminate hidden variables, uncover potential site deficiencies early, and lock in the final, fixed-price project contract for client sign-off. Revisions to the initial client estimate are captured by way of work change orders so that the initial approval and subsequent changes along the way are detailed and methodically documented
  • Upon confirmation of the project deposit, ensure the project documentation matches the scope and budget, and create a detailed critical path schedule in sequential and dependency order, ensuring the original and subsequent detailed work breakdown structures are understood by all involved parties and within our project management system.
  • Conduct a kick-off meeting with all parties, and create project communication protocols within the schedule and project.
  • Work closely with the designer and site supervisor to ensure communication and documentation are maintained.
  • Manage project lifecycles from kickoff through construction, deficiency resolution, and final project completion.
  • Financial Oversight & Change Management
  • Through the site coordinator, conduct regular site visits to monitor progress, ensure strict quality control, and verify compliance with design specifications and the changing scope of the project.
  • The project budget integrity is paramount. The project manager validates estimates versus actuals and work performed with the project budgets, and ensures changes and additions are rigorously maintained
  • Mitigate financial risk by proactively identifying scope creep and managing the change order process in written work seamlessly with designers, clients, and trades.
  • Verifies the daily logs and maintains the schedule so the client is always seeing the progression of the project and any changes along the way. Communicates regularly so the client has no surprises and sees the level of detail we hold ourselves to
  • Provide regular financial status updates to executive leadership.
  • Digital Systems & Workflow Optimization
  • Utilize and maintain our project management platform ( JobTread ) to track daily logs, schedules, selections, client approvals, and financial data.
  • Ensure all project documentation (drawings, permits, contracts, trade quotes) is meticulously organized and up-to-date.

Compensation: $65,000 - $75,000+ yearly DOE

  • Deep familiarity with the Vancouver and Lower Mainland construction landscape, municipal permitting processes, and local trade networks.
  • Strong understanding of wood-frame construction, interior finishes, millwork detailing, and mechanical/electrical integration.
