Job summary

RIHousing in Providence, RI seeks a Default Counselor-Inspect to support the Loan Servicing Department with field visits, counseling borrowers through delinquency, and participation in foreclosure processes. Qualified candidates have 3 years in mortgage collections, knowledge of insured loan programs, and bilingual abilities (Spanish/Portuguese).

Qualifications

  • Three years’ experience in mortgage collections and counseling.
  • Knowledge of GNMA, FNMA, FHLMC, and FHA/VA insured loans, including foreclosure/eviction processes and credit reporting.
  • Strong negotiations, communications, and organizational skills.
  • Ability to work independently, self-motivated with good time management.
  • Associate's degree in business administration or related field.
  • Bilingual ability, particularly Spanish or Portuguese.
  • Driver’s license and use of a personal vehicle; proof of insurance.
  • Limited telework schedule due to the nature of the job.

Responsibilities

  • Administer the collections process in compliance with policies, guidelines, and investor requirements, including delinquency reporting.
  • Contact delinquent borrowers through property visits to determine reasons for default and provide face-to-face counseling, with property condition assessments for referrals.
  • Conduct monthly property inspections on delinquent loans to determine occupancy and inspect 203K rehab loans; complete inspection reports.
  • Attend foreclosure sales and eviction hearings as RIHousing representative.
  • Coordinate with vendors, municipal staff, utility companies, and borrowers to provide access to RIHousing properties.
  • Record time-sensitive documents at municipalities throughout the state.
  • Maintain accurate documentation and monitor status of assigned loans.
  • Participate in cross-training for other servicing functions and support special projects.

What we are all about:
We are seeking a dynamic professional to serve as aDefault Counselor-Inspectin ourLoan Servicing Department. This position is accountable for property visits related to various aspects of Loan Servicing, attending foreclosure sales, and mortgage counseling and collections through foreclosure to ensure minimal risk exposure to RIHousing.

This is a hybrid position based in Providence, Rhode Island, where you will be an integral part of ourLoan Servicingteam. The role is designed for face-to-face collaboration and direct involvement in our office environment.
What you’ll do daily:

This position is responsible for fieldwork and borrower outreach related to mortgage delinquency, property condition, and default prevention. You will represent RIHousing in various legal and municipal processes and support borrowers through counseling and direct engagement to help prevent foreclosure.

Key responsibilities include:

  • Administering the collections process in compliance with internal policies, regulatory guidelines, and investor requirements, including delinquency reporting.
  • Contacting delinquent borrowers through property visits to determine the reason for default, providing face-to-face counseling, and performing property condition assessments for referral to the Default Supervisor.
  • Conducting monthly property inspections on delinquent loans to determine occupancy, as well as inspections on 203K rehabilitation loans and insurance escrow holdbacks; completing detailed inspection reports.
  • Attending foreclosure sales and eviction hearings as the RIHousing representative.
  • Coordinating with vendors, municipal employees, utility companies, and borrowers to provide access to properties secured by RIHousing.
  • Recording time-sensitive documents at municipalities throughout the state.
  • Maintaining accurate documentation and monitoring the status of assigned loans.
  • Participating in cross-training for other servicing functions and supporting special projects as assigned.

What you’ll need to succeed:

  • Three years’ experience in mortgage collections and counseling
  • Knowledge of GNMA, FNMA, FHLMC, and FHA/VA insured loans, including knowledge of the foreclosure and eviction process, and knowledge of credit reporting requirements
  • Strong negotiations, communications, and organizational skills
