Job summary

RIHousing is seeking a Default Counselor-Inspect in Providence, RI, for the Loan Servicing Department. The role combines fieldwork with in-office collaboration to manage mortgage delinquency, property conditions, and foreclosure-related activities.

The position requires at least three years in mortgage collections and counseling, knowledge of major loan programs, and strong negotiation and communication skills. A bilingual candidate is preferred; hybrid work in Providence is available.

Qualifications

  • Three years’ experience in mortgage collections and counseling.
  • Knowledge of GNMA, FNMA, FHLMC, and FHA/VA insured loans and foreclosure/eviction processes.
  • Strong negotiations, communications, and organizational skills.
  • Ability to work independently with good time management.
  • Bilingual ability (Spanish or Portuguese) preferred.

Responsibilities

  • Administer the collections process in compliance with policies and investor requirements, including delinquency reporting.
  • Conduct borrower outreach through property visits to determine cause of default and provide counseling.
  • Perform property inspections and report findings for referral to the Default Supervisor.
  • Attend foreclosure sales and eviction hearings as the RI Housing representative.
  • Coordinate with vendors, municipal staff, utility companies and borrowers to ensure access to properties.
  • Record time-sensitive documents at municipalities across the state.
  • Maintain accurate documentation and monitor loan statuses.
  • Support cross-training and special projects as assigned.

What we are all about:
We are seeking a dynamic professional to serve as aDefault Counselor-Inspect in ourLoan Servicing Department. This position is accountable for property visits related to various aspects of Loan Servicing, attending foreclosure sales, and mortgage counseling and collections through foreclosure to ensure minimal risk exposure to RIHousing.

This is a hybrid position based in Providence, Rhode Island, where you will be an integral part of ourLoan Servicingteam. The role is designed for face-to-face collaboration and direct involvement in our office environment.
What you’ll do daily:

This position is responsible for fieldwork and borrower outreach related to mortgage delinquency, property condition, and default prevention. You will represent RIHousing in various legal and municipal processes and support borrowers through counseling and direct engagement to help prevent foreclosure.

Key responsibilities include:

  • Administering the collections process in compliance with internal policies, regulatory guidelines, and investor requirements, including delinquency reporting.
  • Contacting delinquent borrowers through property visits to determine the reason for default, providing face-to-face counseling, and performing property condition assessments for referral to the Default Supervisor.
  • Conducting monthly property inspections on delinquent loans to determine occupancy, as well as inspections on 203K rehabilitation loans and insurance escrow holdbacks; completing detailed inspection reports.
  • Attending foreclosure sales and eviction hearings as the RIHousing representative.
  • Coordinating with vendors, municipal employees, utility companies, and borrowers to provide access to properties secured by RIHousing.
  • Recording time-sensitive documents at municipalities throughout the state.
  • Maintaining accurate documentation and monitoring the status of assigned loans.
  • Participating in cross-training for other servicing functions and supporting special projects as assigned.

What you’ll need to succeed:

  • Three years’ experience in mortgage collections and counseling
  • Knowledge of GNMA, FNMA, FHLMC, and FHA/VA insured loans, including knowledge of the foreclosure and eviction process, and knowledge of credit reporting requirements
  • Strong negotiations, communications, and organizational skills
  • Ability to work independently, self-motivated, and strong time management skills.
  • Associate's degree in business administration or related field
  • Bilingual ability required (particularly Spanish or Portuguese)
  • Preferred knowledge of mortgage documents and municipal recordings.
  • Preferred knowledge of property condition and municipal property violations.
  • Use of a personal vehicle, a valid driver's license, and proof of insurance is required.
  • Limited telework schedule due to the nature of the job.
