Position Overview:

ROOM Properties is looking for an experienced and highly motivated Real Estate Manager to join our team. The Real Estate Manager will be responsible for overseeing the day-to-day operations of our property portfolio, managing leasing activities, ensuring high occupancy rates, and maintaining tenant satisfaction. This individual will play a key role in managing the financial performance, operational efficiency, and overall success of the properties under their care.

Key Responsibilities:

  • Property Management : Oversee the management and daily operations of residential and/or commercial properties, ensuring they are maintained to high standards and meet all local regulatory requirements.
  • Tenant Relations : Serve as the primary point of contact for tenants, addressing concerns, ensuring timely resolution of issues, and fostering positive relationships to maximize tenant retention.
  • Leasing & Marketing: Lead leasing efforts, including property marketing, showing units, negotiating lease terms, and processing applications. Ensure high occupancy rates and contribute to the achievement of revenue targets.
  • Financial Management : Develop and manage property budgets, monitor operating expenses, and ensure timely collection of rent. Prepare financial reports and oversee the timely payment of property-related bills and expenses.
  • Maintenance & Repairs: Oversee routine and emergency maintenance activities, ensuring properties remain in optimal condition. Coordinate with contractors, vendors, and service providers to schedule repairs and maintain properties.
  • Property Inspections : Conduct regular inspections of properties to identify maintenance needs, ensure safety and compliance, and uphold the company's standards for cleanliness and quality.
  • Compliance : Ensure properties comply with all relevant laws, regulations, and industry standards, including health and safety codes, fair housing laws, and local ordinances.
  • Reporting : Prepare and submit regular reports on property performance, including occupancy rates, revenue, expenses, and maintenance issues to senior management and property owners.
  • Team Leadership : Supervise and train property staff, such as leasing agents and maintenance personnel, to ensure high levels of performance and customer service.
  • Strategic Planning : Collaborate with senior management to develop and execute long-term property strategies, including expansion, renovation, and improvement initiatives aimed at increasing property value and profitability.

Requirements:

  • Bachelor's degree in Real Estate, Business Administration, or a related field (or equivalent experience).
  • Proven experience as a Real Estate Manager or in a similar role within the property management or real estate industry.
  • In-depth knowledge of property management, leasing, financial reporting, and real estate laws and regulations.
  • Strong leadership and team management skills, with the ability to mentor and motivate staff.
  • Excellent interpersonal and communication skills, with the ability to build and maintain relationships with tenants, owners, contractors, and team members.
  • Strong organizational and time-management skills, with the ability to manage multiple tasks and projects simultaneously.
  • Experience with property management software and Microsoft Office Suite (Excel, Word, Outlook).
  • Real estate license (if required by local law) and relevant professional certifications (e.g., CPM, RPA) are a plus.
  • Ability to problem-solve and think strategically to drive property performance.
