Job summary

Build Talent LLC seeks a Preconstruction Manager for MEP and mission-critical construction. You will guide projects from early design and budgeting through procurement and transition into construction, partnering with engineering, estimating, procurement, and design teams to develop budgets, tender packages, and execution strategies.

  • Bachelor's degree or equivalent industry experience.
  • 4–8+ years of relevant construction experience.
  • Strong background in MEP construction.
  • Experience with mission-critical, data center, or other technically complex commercial projects preferred.
  • Strong estimating, budgeting, procurement, and subcontractor management experience.
  • Excellent analytical, organizational, and problem-solving skills.
  • Strong written and verbal communication skills.

Responsibilities

  • Review project correspondence, drawings, and specifications for Tender/RFP process and share with subcontractors/vendors.
  • Develop detailed, project-specific scope packages in collaboration with teams.
  • Lead preconstruction meetings and track milestones and deadlines.
  • Facilitate constructability reviews with stakeholders throughout design.
  • Identify, track, and resolve constructability concerns during preconstruction.
  • Develop and manage MEP-focused bid/tender packages for subs/vendors.
  • Coordinate equipment RFPs and evaluate vendor proposals.
  • Research markets and identify qualified subcontractors/vendors.
  • Support onboarding of new subcontractors and RFIs/submittals management.
  • Identify value-engineering opportunities while maintaining quality.
  • Evaluate proposals and provide best-value recommendations to project team.
  • Maintain strong relationships with subcontractors, vendors, consultants, and clients.
  • Lead subcontractor scope reviews and schedule alignment meetings.
  • Collaborate with scheduling to develop comprehensive project timelines.
  • Prepare budgets and estimates at 25%, 50%, 90%, and 100% design milestones.

Preconstruction Manager – MEP / Mission Critical Construction

Position Overview

The Preconstruction Manager will play a critical role in guiding projects from early design and budgeting through procurement and transition into construction. This position partners closely with engineering, construction, estimating, procurement, design consultants, subcontractors, and vendors to develop project budgets, tender packages, schedules, and execution strategies for complex mission-critical projects.

Key Responsibilities

  • Review project correspondence, documentation, drawings, specifications, and information related to the Tender/RFP process prior to distribution to subcontractors and vendors.
  • Coordinate with engineering and construction teams to develop detailed, project-specific scope packages.
  • Lead recurring preconstruction meetings and ensure key milestones and deadlines are achieved.
  • Facilitate constructability review meetings with internal and external project stakeholders throughout the design process.
  • Identify, track, and resolve constructability concerns during preconstruction.
  • Develop and manage detailed MEP-focused bid and tender packages for subcontractors and vendors.
  • Coordinate equipment RFPs and evaluate vendor proposals.
  • Research project markets and identify qualified subcontractor and vendor partners.
  • Support the qualification and onboarding of new subcontractors.
  • Manage RFIs and submittals throughout the preconstruction phase.
  • Identify value-engineering opportunities and cost-saving initiatives while maintaining project quality and performance requirements.
  • Evaluate subcontractor and vendor proposals and provide best-value recommendations to the project team.
  • Develop and maintain strong relationships with subcontractors, vendors, design consultants, and other project partners.
  • Lead subcontractor scope review and leveling meetings.
  • Collaborate with scheduling and construction teams to develop comprehensive project schedules.
  • Prepare project budgets and estimates at key design milestones, including 25%, 50%, 90%, and 100% construction documents.
  • Lead the transition of projects from preconstruction into the construction phase.
  • Support construction leadership with subcontractor procurement and award processes.
  • Train and mentor procurement and preconstruction team members as needed.
  • Coordinate contract scope and commercial requirements with project management and appropriate internal stakeholders.

Qualifications

  • Bachelor's degree in Construction Management, Engineering, Architecture, or a related field, or equivalent industry experience.
  • 4–8+ years of relevant construction experience.
  • Strong background in MEP construction required.
  • Experience with mission-critical, data center, or other technically complex commercial projects preferred.
  • Strong understanding of construction materials, methods, sequencing, and MEP systems.
  • Ability to interpret construction drawings, specifications, scopes of work, and technical documentation.
  • Strong estimating, budgeting, procurement, and subcontractor management experience.
  • Excellent analytical, organizational, and problem-solving skills.
  • Strong written and verbal communication skills.
  • Ability to collaborate effectively with engineers, project managers, construction teams, subcontractors, vendors, consultants, and clients.
  • Proficiency with Microsoft Office and relevant construction management software.
  • Ability to perform effectively in a fast-paced, deadline-driven environment.
  • Strong overall technical construction knowledge.
