Job summary

Digital Realty in Boston, MA is seeking a Portfolio Analyst – Associate to support the financial performance of a diverse data center asset portfolio. You’ll build and maintain cash flow models, prepare investment analyses, and contribute to reporting for senior leadership, collaborating with Portfolio Management, Asset Managers, and Directors to inform executive decisions.

You’ll analyze leasing activity, track budgets and forecasts, and help develop long‑range scenarios.

Qualifications

• 2+ years of real estate analysis experience (asset management, development, lending, or commercial leasing).
• Strong Excel and PowerPoint skills.
• Knowledge of Yardi and Argus is a plus.
• Ability to analyze large data sets and deliver detailed, well‑reasoned recommendations.
• Excellent written, verbal, and presentation skills with attention to detail.

Responsibilities

• Develop, maintain, and analyze cash flow models for data center assets, including lease and investment analyses.
• Prepare investment analyses and underwriting materials for properties across multiple markets.
• Support deal, capital, and construction project presentations for the Investment Committee.
• Manage and consolidate annual budgets, quarterly forecasts, long‑term projections, and variance analyses.
• Validate monthly financial reports and support portfolio‑level reporting, including occupancy and capital planning.
• Track and analyze leasing activity, leasing statistics, and portfolio performance trends.
• Monitor construction and redevelopment activity, budgets, and development progress.
• Research market conditions, including supply, demand, competition, and broader market trends.
• Create and maintain financial reports, databases, and ad hoc analyses driven by market or lease activity.
• Support ad hoc reporting and general Asset Management administrative needs.
