Job summary

Prologis is seeking an Investment Associate for Data Center Transactions in Dallas, TX. You will support the Data Center Team in acquisitions, redevelopment, and development opportunities across the Central & East Regions, translating strategy into actionable outcomes.

You will build financial models, evaluate new opportunities, and prepare memos for senior leadership. This role requires strong real estate and finance knowledge, travel up to 25%, and collaboration across cross-functional teams.

Qualifications

• Strong knowledge of financial and real estate concepts including NPV, IRR, and cap rates.
• Ability to create and modify cash flow models (with/without debt financing).
• Experience with real estate investment processes and contracts.

Responsibilities

• Collaborate with Data Center Investment Officer to drive deal flow in data center opportunities.
• Build relationships with brokers, architects, contractors and engineers for project delivery.
• Identify and assess new data center investments focusing on value creation and trends.
• Prepare investment memos, feasibility studies and senior-management presentations.
• Evaluate investments using discounted cash flow and proforma analyses.
• Manage proforma models for land banks designated for data center development.
• Leverage AI tools to improve efficiency and outcomes.
