We are seeking a Custom Residential Construction Superintendent to join our Los Angeles team – a position essential for overseeing the day-to-day operations on our prestigious residential projects. ROLE OVERVIEW:

The Custom Residential Construction Superintendent is the lead site management professional responsible for the direct supervision and coordination of all physical construction activities on a project. This role involves overseeing the work being performed, ensuring adherence to safety and quality standards, and acting as the liaison between subcontractors, building staff, and the project team.

KEY RESPONSIBILITIES:

1. Project Oversight: Review and understand all scopes of work developed by Estimating and the Project Manager. Ensure adherence to schedule and budget, while proposing ideas for increased efficiency and creative sequencing of trades to optimize the schedule.
2. Team Coordination: Advise the Subcontractors of directives issued by the Design Team via written confirmation or work orders.
3. Scheduling & Reporting: Prepare progress schedules, two-week look-ahead reports, and manpower request reports in collaboration with the Assistant Project Manager (APM).
4. Quality Control: Oversee all on-site work, including subcontractors, field personnel, deliveries, and installation. Ensure that quality benchmarks are met and work is performed accurately.
5. Documentation: Maintain necessary records for site personnel, including time sheets, work orders, RFIs, daily field reports, and construction documents.
6. Safety Standards: Ensure that the highest standards of safety are adhered to on-site. Remedy unsafe conditions immediately, and report any near misses and incidents promptly, maintaining the OSHA safety log.
7. Job Site Meetings: Attend job site project meetings, addressing open items that may affect project progress and quality.
8. Compliance & Inspections: Represent the company in interactions with inspecting authorities and ensure timely approvals.
9. Project Closeout: Assist with punch-lists and the completion of owners' service and maintenance manuals, including gathering warranties and creating access panel charts.

QUALIFICATIONS:

1. 5-10 years of high-end residential construction site management experience.
2. Completion of OSHA 30-hour safety awareness training within 60 days of hire.
3. Completion of First Aid & CPR training within 60 days of hire.
4. Strong attention to detail and excellent organizational skills.

1. Compensation: Compensation is commensurate with experience, ranging from $80,000 to $160,000 annually.
