Job summary

Pacific Life is seeking a Real Estate Associate to join our Commercial Mortgage team in Bethesda, MD or Charlotte, NC. You will support underwriting and closing for new loan production across the Eastern region, building cash flow models in Argus and Excel.

You will evaluate market data, perform due diligence, and interface with borrowers and partners while advancing Pacific Life's long-term growth. This role requires 2–5 years CRE underwriting experience and strong analytical skills.

Qualifications

• Bachelor’s degree in Real Estate, Business, Finance, Math, Economics or related field.
• 2–5 years related experience in evaluating and underwriting investment merits and risk in CRE.
• Excellent financial modeling skills including high proficiency in Excel and Argus.
• Knowledge of real estate cash flow and valuation for multi-family, industrial, retail, office, hospitality.
• Strong in software applications Microsoft Word, Excel, PowerPoint and Argus.

Responsibilities

• Underwrite and structure commercial and multifamily mortgage loans.
• Research sponsorship, location, market, and property data to assess risks.
• Conduct rent roll, income, and expense analysis.
• Create/modify cash flow models in Argus and Excel for properties.
• Prepare memos, due diligence, and site inspections.
• Present recommendations to the Real Estate Investment Committee.
• Review transaction documents and third-party reports in due diligence.
• Interface with borrowers, brokers, and service providers.
