Job summary

Pacific Life's Real Estate Commercial Mortgage team is seeking a Real Estate Associate to join our growth efforts in Charlotte, NC or Bethesda, MD. You will provide analytical and underwriting support for loan production across the Eastern Region, including cash flow models and due diligence.

Meets 2–5 years of related experience, strong Excel/Argus skills, and a real estate or finance background. Travel may be required to evaluate opportunities and loan programs.

Qualifications

• Bachelor's degree in Real Estate, Business, Finance, Math, Economics or related field.
• 2-5 years related experience in evaluating and underwriting investment merits and risk in commercial real estate.
• Excellent financial modeling skills including high proficiency in Excel and Argus.
• Knowledge of real estate cash flow and valuation analysis for multi-family, industrial, retail, office and hospitality.
• Knowledge of commercial mortgage terminology and drivers of loan sizing and structuring.
• Strong MS Word/Excel/PowerPoint/Argus skills and ability to learn new programs quickly.
• Excellent analytical, research, critical thinking and problem-solving abilities.
• Strong written and verbal communication and presentation skills with executives.
• Excellent organizational and time-management skills; multi-tasking under deadlines.
• Desire to take initiative and be a team player.

Responsibilities

• Support underwriting and structuring of commercial/multifamily mortgage loans.
• Research sponsorship, location, market and property-specific data to assess risks.
• Conduct rent roll, income and expense analysis.
• Create/modify cash flow models in Argus and Excel.
• Prepare internal memos, due diligence, and site inspections.
• Present recommendations to Real Estate Investment Committee.
• Review transaction documents and third-party reports.
• Interface with borrowers, brokers and service providers.
• Collaborate with other offices and loan origination teams.
• Travel to evaluate opportunities and loan programs.
